Demkowicz, AICP Senior Planner Community Development Department 300 Centennial Way Tustin, CA 92780 Irma Huitron, Assistant Community Development Director ]ustina Willkom, Community Development Director Dear Erica, I am so excited to hear that Planning Approval has been given and the item has been agendized for the Council Meeting of"THE HILL"community to be built on the vacant lot on Redhill Avenue. I live just a few blocks away from the site and for too many years watched the site just sit and from time to time be inhabited by the homeless. I believe that the community has been six years in the making;. Over this time, the size and scope of the development has been adjusted. From the original proposal of 249 units, there has been a 45 percent reduction,to 137 units, which significantly reduces the parking needs and traffic generated from the site. Throughout this time the applicant has worked closely with city staff to obtain community approvals for the Specific Plan, EIR and the Workforce Housing Plans associated with the project. I understand that this development will generate significant economic development and much needed revenue for the city. According to the RSG Economic Impact Report, the city will receive over $b million in new one-time fees, including $2.2 million in park fees,$738,000 in affordable housing fees, and $1.1 million in municipal reimbursement fees. Based on the design and renderings I believe that this community will be a great addition to our community and be a linchpin in starting the beatification of Redhill Avenue. Thank you for receiving my input and please share with the City Council. Hon. Jim Palmer President& CED Ending Homelessnes One Life at a Time
