ENVIRONMENTAL STATUS:
This project is Categorically Exempt (Class 1) pursuant to Section 15301 of the
California Environmental Quality Act.
REQUEST:
Authorization to allow on-site sales and consumption of beer and wine (Type 41 ABC
license) in conjunction with an existing restaurant located at 678 EI Camino Real.
RECOMMENDATION:
That the Zoning Administrator adopt Zoning Administrator Action (ZAA) No. 21-008
approving CUP 2021-0023 to allow on-site sales and consumption of beer and wine
(Type 41 ABC license) in conjunction with an existing restaurant establishment (Nosh
House) located at 678 EI Camino Real.

The Zoning Administrator, Justina Willkom, asked all Zoom City staff attendees
to identify themselves for the record. In attendance were: Scott Reekstin
(Principal Planner), Jorge Maldonado (Assistant Planner), and Vera Hurtado
(Executive Assistant) — City of Tustin.
Hurtado confirmed no public input was received for the item.
Maldonado provided a brief presentation of the agenda item.
Willkom did not have any questions or concerns regarding the item. She opened
the Public Hearing at 10:04 a.m.
Mr. Ken Cablay, representative for Mr. Clive Wolder and property owner, Mr. Peter
Zappas, commended City staff for their assistance with the project and also
provided information regarding the project. Cablay confirmed they had all read
the Conditions of Approval and concurred with staff's recommendation. Zappas
spoke briefly regarding the project.
Hurtado confirmed no public input was received for the item.
Willkom asked Mr. Cablay and Mr. Zappas if they had any questions or concerns,
which they did not.
Willkom closed the Public Hearing at 10:07 a.m. and welcomed Nosh House to
the City of Tustin.
Willkom adopted ZAA 21-008.
REGULAR BUSINESS: None
ADJOURNMENT: 10:08 a.m. The date of the next meeting of the Zoning Administrator
will be scheduled when items are set for hearing.
