Thank you Justina and team! here are the balance of questions I intend to ask if not answered during your
presentation:
o Question: I noticed there appears to be 6 standard parking stalls. How many employees are
anticipated to operate the facility at peak hours?
Answer: ???According to the applicant, up to 6-7 employees are anticipated at peak/holiday hours;4
employees will be present most of the time.
o Question: Is there a possibility to provide for alternative modes of transportation for
employees? Such as bike racks or scooter storage?
Answer: ??? Yes,the applicant would be able to accommodate bicycles for employees in a designated
area.
o Question: I noticed there is a handicap stall provided, will the building be ADA compliant?
Answer: ??? Yes,while the Code does not require the building to be ADA compliant because it is not
designed to have public or customer area, the applicant has indicated that the building will be ADA
compliant to accommodate employees with disabilities.

o Question: CUP COA#4.2 allows for the signage to be addressed at a later date. With signage
being such an integral part of the architecture Style (I believe JANUS listed it as Highly
Significant) and being attached to the CUP, would it be possible to modify the COA to have
signage come back to PC for final approval?
Answer: ??? Planning Commission approval cannot be required for signs that conform to the City's
Sign Code and only require administrative approval. Staff will review all signs to ensure they are
compatible with the historic building.
o Question: Some of the graphics show a raised curb between the two lanes entering the site and
the plans indicate a painted striping, which is being proposed?
Answer: ???The project will include striped graphics on the pavement which is preferred as it would
not obstruct emergency vehicles.

Good afternoon Commissioners,
In response to Commissioner Mello's question, pursuant to the Subdivision Map Act, once a tentative map is deemed
complete, the City is required to transmit the map to applicable and requested other outside agencies. The Map Act
provides a provisions in which other local agencies, adjoining unincorporated territory,State Department of
Transportation, Department of Water Resources, and others agencies could make recommendations on the Map
provided that they file a request with the City that it wishes to make recommendation on subdivision requests. In
addition, the Subdivision Map Act also requires City to notify water supplier and school districts of proposed subdivision.
While depending upon the location of the subdivision (some agencies such as City of Irvine and IUSD may not be
affected), once a request is made, the City is obligated to provide a copy of the Map to requested jurisdiction and
agencies. As such, the list of agencies may include, but not limited, to the following:
City of Irvine •City of Orange •City of Santa Ana •County of Orange Health Department •Orange County Public
Works Department •Orange County Fire Authority •Orange County Flood Control District •Orange County
Transportation Authority •Utility Agencies(i.e. gas, electric, water,sewer, cable, telephone) •Regional Water
Quality Board -P South Coast Air Quality Management District •Department of Transportation (Caltrans) •School
Districts •Community College Districts
Comments received are summarized in the staff report and attached to the public record.
For your information and reference, Tustin City Code Section 9311 directs the Community Development Director to
administer the Subdivision Code, including the rules and procedures contained within the Subdivision Manual. The
Community Development Department maintains the Subdivision Manual
(https://www.tustinca.orq/DocumentCenterIView/2367/Subdivision-Manual-PDF?bidld=) which provides the standards,
procedures, materials, exhibits and documents required for the processing of subdivisions and other mapping functions
related to the Subdivision Code.
