DERMODY INDUSTRIAL BUILDINGS Public Development 5 •Located south of The Landing at Tustin Legacy residential development. •Plans are approved and construction is expected to begin in 2023. Alley Grove Promenade TLSP AREA Commercial Development 6 •Located at 1629 Victory Road. •Grading permits have been issued and construction is expected to begin soon. Goddard Preschool at ATEP TLSP AREA Commercial Development 7 •Located at 1634 Valencia Avenue. •Grading permits are issued and construction is on-going. Saddleback Buildings at ATEP TLSP AREA •Located at 17631 Seventeenth Street, this new construction project, when completed, will be comprised of a two-story 11, 323 square-foot medical office building. •Entitlement process completed. •Demolition and grading permits have been issued. Grading has started. Construction plans are currently in plan check review. 8 Commercial Development MEDICAL OFFICE BUILDING Commercial Development 9 •Located at 1091 Irvine Blvd. •New 40,216 square- foot commercial building. •Construction is complete. ALDI GROCERY STORE & TENANT SPACE Commercial Development 10 JACK IN THE BOX •Located at 14002 Newport Avenue. •This newly reconstructed fast-food building features an upgraded exterior design and drive-through. •Construction is complete. DCCSP AREA Commercial Development 11 •Located at 765 El Camino Real, this building with drive-through has been remodeled and is now open. •This restaurant concept is a collaboration with the chef of Taco Mesa and Taco Rosa and his son and co- founder. •Construction is complete. TACO MESITA DCCSP AREA Commercial Development 12 •Located within the Tustin Marketplace at 2762 El Camino Real. •This newly reconstructed car wash features a drive-through design, upgraded equipment and technology. •Construction is complete. FAST 5 EXPRESS Commercial Development 13 •Located at 1062 Irvine Blvd. •This project is a historic adaptive reuse of the property, preserving character-defining features of the building. •Site will be used for a coffee shop with a drive-through. •Construction plan review in- progress. STARBUCKS Commercial Development •The new hospital is located at 15120 Kensington Park Drive. •Incudes a 65,000 square-foot, 65- bed inpatient rehabilitation hospital. The hospital serves patients recovering from debilitating illnesses and injuries including strokes and other neurological disorders, brain injuries, spinal cord injuries, amputations and complex orthopedic conditions. •Construction is complete.Encompass Health Rehabilitation Hospital 14 Commercial Development 15 •Located at 2655 El Camino Real. •Construction is complete. Costco Gas at Tustin Ranch Residential Development 16 •Located at 1941 El Camino Real. •The project includes a 2- story, 8,098 square foot building (total of seven (7) housing units with a resource room, office, common areas, and amenities. •The House of Ruth was constructed by HomeAid of Orange County and operated by Family Promise of Orange County. •Construction is on-going.HOUSE OF RUTH Residential Development 17 •Townhomes ranging from 1,985 to 2,270 square feet with 3 to 4 bedrooms •Flats ranging from 1,062 to 2,275 square feet with 1 to 3 bedrooms •Single-family designs ranging from 2,433 to 3,398 square feet with 4 to 5 bedrooms CIRA TERRA LUNA THE LANDING AT TUSTIN LEGACY MODELS ARE OPEN TO THE PUBLIC. TLSP AREA Residential Development 18 •Located at 17802 and 17842 Irvine Boulevard, this project includes forty (40), three story residential units (including two (2) affordable units) consisting of eighteen (18) duplexes (36 units) and four (4) single-family residences. •Planning Commission recommended approval of entitlements followed by City Council review and approval in 2023. INTRACORP INTRACORP Mixed-Use Development 19 •Located on a 3.8-acre site within the Red Hill Avenue Specific Plan (RHASP) Area. •New mixed-use project with 137 residential rental units and 7,000 square feet of retail space, with on-site amenities such as open-air courtyards, a pool/spa, fitness center, co-working area, and bike storage room. •Construction commenced and in-progress.
