DERMODY INDUSTRIAL BUILDINGS Industrial Development 5 •Located at 14321 and 14351 Myford Road. •New construction of a 148,437 SF industrial building. •Approved by PC on May 23, 2023. Staff awaits submittal into plan check. PANATTONI MYFORD II INDUSTRIAL WAREHOUSE Public/Institutional Development 6 •Located at 1301 Sycamore Avenue. •New 10,000 SF multipurpose building and classroom remodel. •Construction began in April 2022 and is ongoing. St. Cecilia Multipurpose and Classroom Buildings Public/Institutional Development 7 •Located south of The Landing at Tustin Legacy residential development. •Enhanced walking and biking path that connects The Flight office campus to The District shopping center. •Construction began in June 2023 and is expected to be complete in Winter 2024. Alley Grove Promenade TLSP AREA Public Development 8 •Located south of The Landing at Tustin Legacy residential development. •Enhanced walking and biking path that connects The Flight office campus to The District shopping center. •Construction began in June 2023 and is expected to be complete in Winter 2024. Alley Grove Promenade TLSP AREA Commercial Development 9 •Located at 14601 Red Hill Avenue. •Demolition of an existing Burger King with drive thru to construct a new McDonald's with drive-thru. •Plans are in the entitlement phase. Staff awaits a resubmittal.McDonald's Drive-Thru Commercial Development 10 •Located at 13612 Newport Avenue. •Demolition of existing restaurant building to construct new 6,315 SF bank. •Large format graphic approved by ZA on June 22, 2023. Construction drawings going through Design Review process.Farmers and Merchants Bank Commercial Development 11 •Located at 2992 El Camino Real. •Remodel and expansion of an existing drive-thru for a future Starbucks Coffeeshop. •Approved by ZA on June 22, 2023. Construction drawings are under review. Starbucks Drive-Thru at The Marketplace Commercial Development 12 •Located at 1629 Victory Road. •Preschool and early education building within the ATEP campus. •Design Review approved November 14, 2022 •Construction is on-going. Goddard Preschool at ATEP TLSP AREA Commercial Development 13 •Located at 1634 Valencia Avenue. •Design Review approved August 26, 2022 •Grading permits were issued and construction is on-going. Saddleback Buildings at ATEP TLSP AREA •Located at 17631 Seventeenth Street. •Demolition of an existing restaurant building to construct a two-story 11, 323 square-foot medical office building. •Approved by PC on May 24, 2022.Construction is on- going. 14 Commercial Development MEDICAL OFFICE BUILDING Commercial Development 15 •Located at 1062 Irvine Blvd. •This project is a historic adaptive reuse of the property, preserving character-defining features of the building. •Site will be used for a coffee shop with a drive-through. •Plans approved, construction is ongoing and nearing completion. STARBUCKS (ALTA DENA DAIRY) Commercial Development 16 •Located at 18051 Irvine Blvd. •Major interior and exterior remodel and upgrade. •Design Review approved on June 1, 2023. Staff expects building plans will be submitted in the coming months. MYER'S OFFICE BUILDING Commercial Development 17 •Located at 18410 Irvine Blvd. •Major interior and exterior remodel and upgrade for a multi- tenant office building. •Permit issued in August 2022. Construction and inspections are ongoing. DENTAL OFFICE BUILDING Residential Development 18 •Located at 1941 El Camino Real. •The project includes a 2- story, 8,098 square foot building (total of seven (7) housing units with a resource room, office, common areas, and amenities. •The House of Ruth was constructed by HomeAid of Orange County and operated by Family Promise of Orange County. •Construction is on-going. HOUSE OF RUTH Residential Development 19 •Located at 17802 and 17842 Irvine Boulevard •This project includes forty (40), three story residential units (including two (2) affordable units) consisting of eighteen (18) duplexes (36 units) and four (4) single- family residences. •Plans submitted into Building plan check and under review. The Jessup by Intracorp Residential Development 20 •Located at 14192 Yorba St. •New construction of three detached single-family homes and preservation of an existing, historic single- family home. •Approved by the Planning Commission on May 9, 2023. Staff awaits a submittal into Building plan check. YORBA STREET RESIDENTIAL CONSTRUCTION Residential Development 21 •Townhomes ranging from 1,985 to 2,270 square feet with 3 to 4 bedrooms •Flats ranging from 1,062 to 2,275 square feet with 1 to 3 bedrooms •Single-family designs ranging from 2,433 to 3,398 square feet with 4 to 5 bedrooms CIRA TERRA LUNA THE LANDING AT TUSTIN LEGACY TLSP AREA Residential Development 22 THE LANDING AT TUSTIN LEGACY TLSP AREA Mixed-Use Development 23 •Located at 13751 & 13841 Red Hill Avenue. •New mixed-use project with 137 residential rental units and 7,000 square feet of retail space, with on-site amenities such as open-air courtyards, a pool/spa, fitness center, co-working area, and bike storage room. •Construction permits are ready for issuance.The Hill RHASP AREA Mixed-Use Development •A proposal to construct 42 townhomes, including 7 live/work units at 14042 Newport Avenue. •This project applicant is City Ventures. •Project is in the entitlement phase and plans are under review by staff. 24 DCCSP AREA City Ventures ADVANCE PLANNING COMMUNITY DEVELOPMENT DEPARTMENT August 2023 Update on Outdoor Dining 26 •New regulations became effective on October 21, 2022. •Dining Area (Design Review required) •Seating Area (no City review/approval required, subject to operational requirements) •10 consultations with restaurants Storico Cafe Update on Outdoor Dining 27 •Pandemic-era temporary outdoor dining spaces still remain, mostly in Old Town •Encourage restaurants to meet with staff Update on Outdoor Dining 28 •Old Town parklet project moving forward •Construction expected to begin summer 2024 and last through spring 2025 Advance Planning 29 Adopted Code Updates Type:Description: Accessory Dwelling Units Amendments to TCC 9279 and 9297 regarding ADUs and JADUs to comply with new State laws (AB 2221 & 897 and SB 887).
