Conditional Use Permit 04-017 a request for a time extension by ARB, Inc. to continue the temporary establishment of a construction equipment storage yard for additional seven (7) months on vacant property located north of Valencia Avenue between the State Route 55 Freeway and Del Amo Avenue at 1151 'h Valencia ,Avenue within the Planned Community Industrial (PC-IND) zoning district. APPLlCANTI ARB INC. ATTN: MORAD BYBORDI PROPERTY OWNER: AAE PACIFIC PARK ASSOCIATES, LLC RECOMMENDATION That the Zoning Administrator adopt Zoning Administrator Action 05-025 approving Conditional Use Permit 04-017. The Public Hearing opened at 10:41 a.m. Earl Eldridge, Division Manager and Morad Bybordi, Project Manager for ARB were present. The Acting Zoning Administrator introduced the staff present, explained the process to the applicant's representative, asked him to introduce himself, and asked whether he had received and understood the staff report. Zoning Administrator Agenda December 27, 2005 Page 2 The Zoning Administrator explained that that the applicant would be required to comply with all of the conditions of approval for Conditional Use Permit 04-017 as previously approved through Resolution No. 3917 by the Planning Commission. The Zoning Administrator stated that after staff visit to the site, the seven (7) months time- frame extension requested was appropriate and that since the Zoning Administrator can only extend this request for up to twelve (12) months, any additional time requests would require the applicant to go back to the Planning Commission for approval. The Acting Zoning Administrator adopted Zoning Administrator Action 05-025 approving Conditional Use Permit 04-017. REGULAR BUSINESS: None ADJOURNMENT: The Acting Zoning Administrator closed the Public Hearing and adjourned the meeting at 10:40 a.m. The date of the next regular meeting of the Zoning Administrator will be scheduled when items are set for hearing.
