the most appropriate historical name and date of construction of the property.

CONSISTENCY WITH HCRA ANNUAL WORK PROGRAM
Per the 2024 Historic and Cultural Resources Advisor Work Program (Annual Work
Program), the nomination of two historic plaques were stated as a goal. This application
satisfies one out of the two plaque nominations stated in the 2024 Annual Work
Program.
BACKGROUND AND DISCUSSION
Historic Plaque Program
Owners of historic homes or commercial buildings in Tustin are eligible to participate in
the City's plaque designation program, called the Tustin Historic Register Plaque
Program. The purpose of the voluntary program is to recognize Tustin's historic
properties, educate the public, increase public interest in historic properties, and promote
community pride. The plaques display the construction date of the building, up to two
Lines of text, and the words "Tustin Historic Register". The bronze plaques may be
mounted on the residence or set on metal stakes.
The program guidelines require nominations to be
provided to the Tustin Preservation Conservancy and
the Tustin Area Historical Societyto identifythe proper
name and date of construction. For residences, the
historical property name recognizes the most
prominent owner or occupant of the residence or,
when no prominent owner or occupant can be
identified, or when the surname could be associated
with more than one prominent resident, naming the
building after the owner/occupant with the longest
tenure in the building is an option. This criterion Example Plaque Display:

distinguishes the residence from other residences in Old Camino Real/61' Street
Town Tustin.
Nomination
The current property owner, Constance Tower, is nominating the property at 165 N. B
Street for inclusion in the Tustin Historic Register Plaque Program. The inclusion of the
building in the City's Historic Register Plaque Program recognizes the building as a

significant example of a California Craftsman architectural style within the City's
Cultural Resources District.
The California Craftsmen style residence at 165 N. B Street was built in 1930 and is
historically significant due to its association with early Tustin residents. It is also listed with
a "51D1" rating in the 2021 Historical Resources Survey (Attachment B), which is a rating
assigned to a structure of local significance. The property is located in the City's Cultural
Resources District and is a "contributor" to the District. The period of significance for this
property is from 1914 to 1945.
Historical Name and Year
For the subject property, "Dishman- Aldrich Ames House 1930" is an appropriate name
based on the longest tenure in the building. Records obtained from the Orange County
Assessor's Office indicate that the Dishman and Ames families had a long association
with the property, dating back to 1930. R. Roy Runnels and Mary C. Runnels originally
purchased the lot on July 20, 1926, from Harry Mathews. The house was constructed in
1930 by Roy and Mary C. Runnels and remained under their ownership until 1933. That
year, R. Roy and Mary Runnels sold the property to Linnie E. and Mabel B. Dishman. The
Dishman's lived at this residence until 1965. That year Linnie E. Dishman sold the
property to Hattie R. Youngberg. In 1971, the Youngbergs sold to Jeanne C. Aldrich-
Ames. The Tustin Preservation Conservancy and Tustin Area Historical Society have
reviewed and agreed with this recommendation for the name and year for this historical
plaque.
Historical Association
According to the 2021 survey, this building is a significant example of the California
Craftsman architectural style, which was prolific in the early 1920s, in the City of Tustin.
The property is an embodiment of the earliest patterns of residential development in
Tustin during its transitional development period from 1914 to 1945. This property is
also significant because of its association with important people in Tustin's history.
As stated previously, the early owners with the longest tenure of the property included
Linnie E. and Mable Dishman and Jeanne C. Aldrich-Ames.

The Dishman's were parents of three sons, Arthur, Glenn and Ross. All three of their
sons attended Tustin High School. Mr. Dishman was a World War I veteran, a carpenter,
and an inventor. The Dishman's used this home as a rental while they lived at a nearby
property at 120 B. Street. In 1945, they moved into their rental property, marking a new
chapter in their lives. Tragically, that same year, they faced the loss of their eldest son,
Private First-Class Arthur E. Dishman, who was serving in the United States Army and
was killed in action by sniper fire in Germany on March 10, 1945. Private First-Class.
Dishman was laid to rest in the American Military Cemetery in Luxembourg. To
commemorate his sacrifice, a street in Tustin Ranch was named "Dishman Place" in his
honor. After Mrs. Dishman's passing in 1961, Mr. Dishman became the sole owner of
the estate until he sold itto Hattie R.Youngberg in 1965. He then moved to Lake County,
where he lived until his death in 1980. The Dishman Family owned this home for 32
years and served as their family residence for 20 of those years.
In 1971, Jeanne C. Aldrich-Ames purchased the property from Hattie R Youngberg. Ms.
Aldrich-Ames was a lively and scholarly woman. She attended Santa Ana College and
received many awards and scholarships in business and in secretarial studies. She was
a bookkeeper and resided at the property until she retired in 2000. Ms. Aldrich-Ames
sold the property after her retirement in 2000, and relocated to Spokane, Washington,
where she spent her remaining years until her passing in 2009. Her tenure at the
property spanned nearly three decades (29 years).
Character-Defining Architectural Features
Many homes built in Tustin during the 1930s are of the California Craftsman style. The
character defining features of this residential building include, but are not limited to the
following:
• Asymmetrical primary fagade, with a front and side gables;
• Tri panel vent under front gable;
• Decorative single, and double hung wood windows throughout;
• Projecting partial-width porch consisting of projecting wood and entry roof
supported with brick columns; and
• Horizontal clad siding.

CONCLUSION
Based on the naming criteria, designated by the Planning Commission, staff
recommends the Planning Commission, in their capacity as Historic and Cultural
Resources Advisor, approve the plaque designation with the name "Dishman- Aldrich
Ames House 1930", due to the longest tenure of the property.
