Item: 8. COMPASS AT RED HILL BY MERITAGE HOMES, INC. — A 73 UNIT CONDOMINIUM
PROJECT The applicant, Meritage Homes, Inc., is requesting approval to construct a residential
development project that would include 73 condominium units, four of which will be set aside as
affordable units on approximately 3.4 acres site located at 13751 and 13841 Red Hill Avenue.
The Planning Commission held a public hearing on May 13, 2025, and adopted Resolution Nos.
4526 and 4527, recommending that the City Council approve the proposed project.
eComment: I have been a resident of Tustin for 8 years and am writing to express my strong
support for this infill development project. We need developments like this to address the
growing housing needs of our city. This is a step in the right direction fixing the damage caused
by endless suburban sprawl, better utilizing land and bringing people closer to businesses,
schools, and public transportation. I commend the City Council for considering developments like
this. I would beg the Council to not be swayed by the typical "what about traffic" and "what about
parking" NIMBY arguments that ironically got us into this mess in the first place. More housing
helps affordability and housing closer to the things that people want to visit like stores and
schools encourages people to consider walking, biking, or other alternate travel solutions for
shorter trips. Thank you for your leadership.
