CONSENT CALENDAR: No Items on Consent Calendar. PUBLIC HEARINGS: 1. Conditional Use Permit 03-020 - A request to establish a computer training center for up to eight (8) students and two (2) instructors at 17821 17th Street, Suite 120, within the Planned Community Professional (PCPr) area. APPLICANT: Adcon Technical Institute Attn: Myung J. Kim PROPERTY OWNER: Prospect Seventeen Plaza RECOMMENDATION That the Zoning Administrator adopt Zoning Administrator Action 04-002 approving Conditional Use Permit 03-020. Presentation: Chad Ortlieb, Associate Planner The Zoning Administrator opened the Public Hearing at 10:35 a.m. Chad Ortlieb presented the staff report. The Zoning Administrator asked the applicant if he had read and understood the report. The applicant, Myung Kim, answered in the affirmative. Zoning Administrator Agenda January 20, 2004 Page 2 The Zoning Administrator approved Zoning Administrator Action 04-002 approving Conditional Use Permit 03-020. The Zoning Administrator informed the applicant there is a seven-day appeal period of this project. The Public Hearing closed at 10:36 a.m. 2. Conditional Use Permit 03-018 - A request for authorization to upgrade their license to allow for the on-site sale of beer, wine and distilled spirits (ABC License Type "47") at 14971 Holt Avenue, within the First Street Specific Plan, Commercial as Primary use area. APPLICANT: Coco's Restaurants, Inc. PROPERTY OWNER: Donahue Schriber Realty Group, LP RECOMMENDATION That the Zoning Administrator adopt Zoning Administrator Action 04-001 approving Conditional Use Permit 03-018. Presentation: Chad Ortlieb, Associate Planner The Public Hearing opened at 10:38 a.m. Chad Ortlieb presented the staff report. The Zoning Administrator asked the applicant if he had read and understood the staff report. Mr. Michael Brewer, representing Coco's, indicated that his copy stated the license as a "41," and it should be a "47." The Zoning Administrator indicated that Zoning Administrator Action 04-001 states "ABC License Type "47." Mr. Brewer had no other questions. The Zoning Administrator approved Zoning Administrator Action 04-001 approving Conditional Use Permit 03-018. The Zoning Administrator explained the seven-day appeal period to Mr. Brewer. Conditional Use Permit 03-024 - A request for authorization to obtain a license to allow for the on-site sale of beer and wine (ABC License Type "41 ") at 2933 EI Camino Real, within the Planned Community Mixed Use (PCMU)/East Tustin Specific Plan area. APPLICANT: Duz Hospitalities, Inc. PROPERTY OWNER: Irvine Company RECOMMENDATION That the Zoning Administrator adopt Zoning Administrator Action 04-003 approving Conditional Use Permit 03-024. Presentation: Chad Ortlieb, Associate Planner The Public Hearing opened at 10:43 a.m. Chat Ortlieb presented the staff report. The Zoning Administrator asked the applicants if they had read and understood the staff report. The applicants, Jon and Janet Deusenberry, answered in the affirmative. The Zoning Administrator approved Zoning Administrator Action 04-003 approving Conditional Use Permit 03-024. The Zoning Administrator explained the seven-day appeal period. The Public Hearing closed at 10:46 a.m. REGULAR BUSINESS: None ADJOURNMENT: The date of the next meeting of the Zoning Administrator will be scheduled when items are set for hearing.
