CONSENT CALENDAR:
No Items on Consent Calendar
REGULAR BUSINESS:
Desio" Review 03-026 - Authorization to construct a 10,472 square foot retail commercial
building. The project is located at 14071-14081 Newport Avenue within the Planned
Community Commercial zoning district.

RECOMMENDATION
That the Zoning Administrator adopt Zoning Administrator Action 04-009
approving Design Review 03-026.
The Zoning Administrator indicated that no staff report was necessary; and, asked the
applicants if they had read and would agree to all the conditions of approval.
Steve Briscoe, Briscoe & Briscoe, Inc., stated they had no problem with the conditions; and,
added that Condition 4.10 refers to the current CADD program as Release 2000, whereas
2005 is the current version.

Doug Anderson explained that our Public Works Department is still using Release 2000.
The Zoning Administrator approved Zoning Administrator Action 04-009 approving
Design Review 03-026.
The Zoning Administrator stated there is a seven-day appeal period. If no appeal is received,
the applicants may pull permits.
PUBLIC HEARINGS:
Conditional Use Permit 04-018 - Authorization to temporarily operate a vapor extraction unit
at an existing gas station to remove hydrocarbons from the water and soil. The project is
located at 12972 Newport Avenue within the Retail Commercial (C1) zoning district.

RECOMMENDATION
That the Zoning Administrator adopt Zoning Administrator Action 04-008
approving Conditional Use Permit 04-018.
The Public Hearing opened at 10:46 a.m.
The Zoning Administrator indicated that no staff report was necessary; and, asked the
applicants if they understood and approved all the conditions of approval.
Patrick McCullough, ETIC Engineering Inc., answered in the affirmative.
The Zoning Administrator approved Zoning Administrator Action 04-008 approving
Conditional Use Permit 04-018.
The Zoning Administrator stated there is a seven-day appeal period on this item. If no appeal
is received, the applicants may pull permits.
ADJOURNMENT:
The Public Hearing closed and the meeting adjourned at 10:55 a.m.
The date of the next meeting of the Zoning Administrator will be scheduled when items are set
for hearing.
