Landscape and Irrigation Notes
Landscaping for the project shall be designed to comply with the City’s Water Efficient Landscape
Ordinance and with the Guidelines for Implementation of the Water Efficient Landscape
Ordinance.
Maximum Applied Water Allowance (MAWA) and Estimated Applied Water Use (EAWU) shall
expressed as annual totals including, but not limited to, the following:
A. Water Efficient Landscape Worksheet (at discretion of the City).
B. Hydrozone information table (at the discretion of the City).
C. Water budget calculations (optional at the discretion of the City).
Irrigation Hydrozones:
All landscape areas will be permanently irrigated using an automatic irrigation system. The irrigation
system will be divided into areas based on the water requirements of each hydrozone. Hydrozone
separations are dependent on sun exposure and water requirements of the specified plant material.
The irrigation system shall provide 100% coverage and be designed to minimize over spray. All
remote control and quick coupling valves shall be installed within shrub planting areas whenever
possible. Landscape areas will utilize recycled water (if available) for irrigation and adhere to all
rules and regulations per the City of Tustin municipal code and the Tustin Water Services.
Common Area Landscaping:
Common area landscaping required to have a separate water service and meter for irrigation.
A Reduced Pressure Principal Assembly (RPPA) shall be provided to prevent cross contamination
with the public water system

Please see attached and below for OC San's comments regarding the proposed VTTM No.
19390.
<!--[if !supportLists]-->1. <!--[endif]-->The conceptual utility plan indicate that
the 18" line on Prospect Ave belongs to EOCWD, while the site plan indicate that the
18" line belong to the OC San. Please verify and confirm ownership of this line.
a. If the 18" line is in reference to OC San's sewer line, please note that this has been
abandoned and has been replaced by a 27" line. Please submit a public record
request to obtain as-built information on the 27" line here: Orange County
Sanitation District
b. The conceptual utility plan also indicates a connection to the 18" line from the
development. If this is in reference to OC San's line, please note that OC San, as
the regional sewer provider, does not permit sewer connection to private
developers and will only permit trunk connection to local sewer agencies. Please
work with your local sewer provider to obtain sewer connection to the public
sewer system.
