RE: SUPPORT for Cypress Grove - 145 New Homes on 17th Street Residential Condominium
Community
Honorable Mayor and Councilmembers:
I am writing to express strong support for the proposed Cypress Grove housing development
located along 17th Street, a 145-unit residential condominium project by KB Tustin Plaza, LLC
(Kingsbarn Realty Capital). This project provides exactly the type of housing opportunity that Tustin
urgently needs to ensure future generations can remain in the community they call home.
Today, many young adults who grew up in Tustin are finding that they cannot afford to stay here
as they begin their careers and start families. Teachers, nurses, first responders, and other young
professionals who serve the community struggle to find attainable for -sale housing in the city.
Cypress Grove offers a rare opportunity for first-time homebuyers to build equity and lay down
long-term roots in Tustin. These new ownership homes are essential to preserving the city's
intergenerational stability and strengthening the connection between local employment and local
housing options.
Like all of Orange County, Tustin is experiencing a well -documented housing shortage that
continues to push families farther from their jobs, schools, and support networks. The city's
proximity to both Santa Ana and Irvine, two major employment centers, makes Tustin a
geographically desirable place, in addition to the many amenities the community offers.
Without a greater supply of homes —especially for -sale opportunities —housing costs will continue
to rise, making Tustin less accessible to the very people who contribute to the community's vitality.
Cypress Grove adds 145 new homes on an underutilized property, helping address the imbalance
between housing and economic growth.
This site is perfect for housing; it brings new life to an outdated corporate plaza. Importantly, this
site can be developed without displacing existing residents, which ensures the addition of new
housing does not come at the expense of current community members. As the city continues to
evaluate land opportunities and housing delivery strategies, Cypress Grove stands as an example of
the responsible reuse of land to deliver infill housing development and invest in Tustin's future.
Ultimately, this project is not just about new housing —it is about preserving opportunity for the
next generation. Cypress Grove ensures that young families can remain in Tustin, participate in the
local community, and contribute to the city's continued success.
For these reasons, I respectfully urge your support for the Cypress Grove project. Thank you for
your leadership and for your continued efforts to address Tustin's housing needs.
Sincerely,
Elizabeth Hansburg
