3 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING TENTATIVE PARCEL MAP
4 94-154, A REQUEST TO SUBDIVIDE A ONE ACRE
COMMERCIAL PARCEL INTO TWO NUMBERED PARCELS ON THE
'5 PROPERTY LOCATED AT 174 AND 180 EAST MAIN STREET.
6 The City Council of the City of Tustin does hereby resolve as
follows:

I. The City Council finds and determines as follows:

Ao That Tentative Parcel Map 94-154 was Submitted to
9 the City Council by Matthew and Linda Bovee, for
consideration;

Bo That a public hearing was duly noticed, called and
11 held on said application by the Planning Commission
on July 22, 1996 and by the City Council on August
12 5, 199~6;
13 C. That the project has been determined to be
categorically exempt (Class 15) pursuant to Section
14 15315 of the California Environmental Quality Act
(CEQA);

D. That the proposed subdivision is in conformance
16 with the Tustin Area General'Plan, Subdivision Map
Act and Tustin City Codes as it pertains to
17 development of commercial uses;
18 E. That the site is physically suitable for the type
of development proposed;.

F. That the' site is physicaliX .suitable for the
20 proposed density of development;
21 Go That the design of the subdivision or the proposed
improvements are not likely to cause substantial
22 environmental damage or substantially and un-
avoidably injure fish or wildlife in their habitat;

Ho That the design of the subdivision or the type of
24 improvements proposed will not conflict with
easement acquired by. the fpublic at large, for
25 access through or use of the property within the
proposed subdivision; and

2 I. That the design Of the subdivision or the types of
improvemenn proposed are not likely to cause
3 serious public health problems.
4 II. The City Council hereby approves Tentative Parcel Map 94-
154, to subdivide a one acre commercial site into two
5 numbered parcels on the property located at 174 and 180
East Main Street, subject to the conditions contained in
6 Exhibit A of Planning Commission Resolution No. 3459,
attached thereto and incorporated herein by reference.

PASSED AND ADOPTED by the City Council of the City of Tustin
8 at a regular meeting held on the 5th day of August, 1996.

I, Pamela Stoker, City Clerk and ex-officio Clerk of the City
17 Council of the City of Tustin, California, do hereby certify
that the whole number of the members of the CiEy Council of
18 the City of Tustin is five; that the above and foregoing
Resolution No. 96-85 was duly passed and adopted at a regular
19 meeting of the Tustin City Coun'cil, held on the 5th day of
August, 1996, by the following vote:
