HomeMy WebLinkAboutCC RES 84-0310 11 12 15 17 18 19 20 21 RESOLUTION NO. 84-3 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING TENTATIVE TRACT MAP 12016 (Walnut Street) The City Council of the City of Tustin does hereby resolve as fol lows: I. The City Council finds and determines as follows' A. That a proper application was filed by Mark Ain$1ie on behalf of Ain$1ie Development 'pursuant to the provisions of the Subdivision Ordinance No. 847 for the purpose of creating a 14 lot (13 townhomes and i common lot) subdivision from Lots 6, 7, and 8 in Block B of Martin's addition as shown on a map recorded in Book 19, page 79 of Miscellaneous Records, Los Angeles County. B. That said map is in conformance with the Tustin Area General Plan. C. A Negative Declaration has been applied for to conform wi th the Cali forni a Environmental Qual i ty Act and is hereby approved. II. The City Council hereby approves Tentative Tract Map No. 12106, subject to the following conditions' 1. Submission of CC&R's to the City Attorney's office for review and approval prior to any Council action on the final tract map. 2. Provision for an 'individual sanitary sewer ($ervilce from alley) and domestic water service to each residential lot and a separate water meter for the common area. 3. Submission of a final grading plan for review and approval. 4. Preparation of improvement plans for and construction of, but not limited to, the following public works improvements to the satisfaction of the City Engineer- a. street paving; b. curb and gutter; c. sidewalk; d. street trees; e. street 1 i ghts; f. water mains; g. cable television conduit; h. alley pavement as needed adjacent to this development; i. cross gutter and spandrel. 10 12 17 18 19 2O 21 22 23 2~ 25 26 27 28 Resolution No. 64-3 Page 2 .i. 5. Payment of the following fees- a. Orange County Sanitation District No. 7 in the amount of $250/dwel 1 ing unit. b. East Orange County Water District in the amount of $500/dwel 1 ing unit. 6. Payment of Parkland Dedication fees. 7. Provide easement for the two buildings encroaching into Lot 14 { common area) which shall terminate when the buildings are removed. '~ 8. The final map shall show the correct location of all utilities including water. PASSED AND ADOPTED at a regular meeting of the Tustin City Council heldI on the 3rd day of January, 1984.
