RESOLUTION NO. 81-65
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF TUSTIN APPROVING FINAL PARCEL MAP
NO. 81-1027
The City Council of the City of Tustin does hereby resolve as
fol 1 ows:
I. The City Council of the City of Tustin finds and determines as
fol 1 ows:
A. That Final Parcel Map No. 81-1027 was submitted to the City
Council by Hall and Foreman on behalf of Richard and
Barbara Fontaine pursuant to the Subdivision Ordinance, for
the purpose of splitting a lot at 440 West Main Street.
B. That said map is in conformance with the Tusttn Area
General P1 an.
C. That this project is categorically exempt from the
requirements of the Cal iforni a £nvironmental Quality Act.
II. The City Council hereby approves Final Parcel Map No. 81-1027
subject to the fol lowing conditions-
1. Dedication of, or an irrevocable offer of dedication of a
ten foot wide strip of land along Main Street across the
frontage of the subject property.
2. Payment of East Orange C'ounty Water Distict fees at the
time of development of Parcel 2.
3. Provision for reciprocal access easement tolMain street for
both parcels. (As indicated on map.)
4. Construction/installation of any missing or damaged street
improvements which would include but would not be limited
to the fol 1 owl ng:
1. Curb and gutter
2. Sidewalk
3. Drive apron
4. Street trees
5. Street lights
5. Provision for a separate sanitary sewer and domestic water
service to each parcel and easements for Parcel 1 if
determi ned necessary.
6. Payment of Parkland Dedication fee upon issuance of a
building permit for Parcel 2.
7. Final approval of the City Engineer.
PASSED AND ADOPTED at a regular meeting of the City Council of the
City of Tustin held on the 15th day of June, 1981.
