3 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING ZONE CHANGE 92-001 A
4 REQUEST TO CHANGE THE DESIGNATION OF THE PROPERTY
LOCATED AT 14442 HOLT AVENUE FROM E-4 (RESIDENTIAL
5 ESTATE DISTRICT) TO R-1 (SINGLE-FAMILY RESIDENTIAL
DISTRICT)
6 The City Council of the City of Tustin does hereby resolve as
7 follows:
8 I. The City Council finds and determines as follows:
9 A. That Zone Change 92-001 was submitted to the City
Council by J. P- Greubel Company for consideration-
~0 called and
B. That a public hearing was duly noticed,
~] held on said application by the Planning Commission
on March 23, 1992, and the item was continued to
]2 April 13, 1992, whereby the Planning Commission
recommended to the City Council denial of the
13 subject request. Whereas, a public hearing was
duly noticed, called and held on said application
]4 by the City Council on May 4, 1992, and the item
was continued to May 18, 1992.
C. That the project will not have a significant effect
]O on the environment and a Negative Declaration has
been prepared pursuant to the provisions of the
17 California Environmental Quality Act.
]8 D. That the proposed Zone Change.to R~i (Single-FamilY
Residential District) is consistent with all
elements of the Tustin Area General Plan, and in
~9' particular the Land Use Element which designates
20 this property SF (Single Family),. which would
accommodate a broad range of single-family
2~ development-
22 E. That the proposed Zone Change to R-1 (Single-FamilY
Residential District) is in the best interest of
23 the public health, safety and welfare of the
surrounding area in that the proposed land use
24 district designation of R-1 is compatibile with
uses surrounding the development-
II. The City Council hereby approves Zone Change 92-001
26 changing the zoning designation of the property located
at 14442 Holt Avenue from E-4 (Residential Estate
27 District) to R-1 (Single-Family Residential District) as
.shown on Exhibit A, attached hereto.

at a regular meeting held on the 1st day of June.

Council of the City of Tustin, California, does hereby certify
that the whole number of the members of the City Council of
the City of Tustin is five; that the above and foregoing
Ordinance No. 1089 was duly and regularly introduced and read
at an adjourned regular meeting of the City Council held on
the 18th day of May, 1992, and was given its second reading
and duly passed and adopted at a regular meeting of the City
Council held on the 1st day of June, 1992, by the following
vote:
