AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
4 TUSTIN, REZONING 305, 315, 325 MAIN STREET FROM
R-3 (MULTIPLE FAMILY) DISTRICT TO COMMERCIAL GENERAL
5 (CG) DISTRICT, AS SHOWN IN EXHIBIT "A".
The City Council of the City of Tustin does hereby ordain as follows:

I. The City Council finds and determines as follows.:

A. That a proper application, (Zone Change No. 85-7) has been filed
9 by the City of Tustin to change the zone for 305, 315, 325 Main
Street from R-3 (Multiple Family) District to Commercial General
10 District (CG), as shown in Exhibit "A".
11 B. That a public hearing was duly called, noticed and held on said
appl i cati on.
12 C. That a zone change should be granted for the following reasons:
13 1. That the proposed change would bring' the Tustin Area
li General Plan in conformance with the Zoning Map.
)5 2. That the proposed change would not be detrimental to the
public health, safety, and welfare of the surrounding
16 property owners.
17 D. Development of subject property shall be in accordance with the
policies adopted by the City Council; Uniform Building Codes as
administered by the Building Official; Uniform Fire Code as
18 administered by the Orange County Fire Marshal; and street
19 improvement requirements as administered by the City Engineer.
E. In accordance with the requirements of the California
20 Environmental ~)uality Act Guidelines, the subject project will
not have a significant impact on the environment and therefore a
21 Negative Declaration is hereby adopted.
22 F. That the Planning Commission adopted ReSolution No. 2232,
recommending approval of Zone Change 85-7 to the City Council.

II. The City Council hereby adopts Zone Change No. 85-7 from
(Multiple Family District)to Commercial General District (CG) for
305,315, 325 Main Street, as shown in Exhibit "A".
PASSED AND ADOPTED at a regular meeting of the City Council, held on the
4th day of November , 1985 .
