ORDINANCE NO. 947
AN ORDINANGE OF THE CITY COUNCIL OF THE CITY
~) OF TUSTIN, REZONING 1782 NISSON. ROAD FROM DUPLEX
RESIDENTIAL DISTRICT (R-2) TO MOBILE HOME PARK
4 DISTRICT. (MHP) AS SHOWN IN EXHIBIT "A".
5 The City Council of the City of Tustin does hereby ordain as follows:
6 I, The City Council finds and determines as follows:
7 A. That a proper application, (Zone Change No. 85-11) has been
filed by the City of Tustin to change the. zone for 1782 Nisson
8 Road from Duplex Residential District (R-2) to Mobile Home Park
District (MHP), as shown in Exhibit "A".

B. That a public hearing was duly called, noticed and held on said
10 appl i cati on.
11 C, That a zone change should be granted for the following reasons:
15~ 1. That the proposed change would bring the Tustin Area
General Plan in conformance with the Zoning Map.
13 2. That the proposed change would not be ~etrimental to the
'public health, safety, and welfare of the surrounding
li property owners.
15 D. Development of subject property shall be in accordance with the
policies adopted by the City Council; Uniform Building Codes as
1(~ administered by the Building Official; Uniform Fire Code as
administered by the Orange County Fire Marshal; and street
17 improvement requirements as administered by the City Engineer.
18 E. In accordance with the requirements of the California
Environmental Quality Act Guidelines, the subject project will
19 not have a significant impact on the environment and therefore a
Negative Declaration is hereby adopted.

F. That the P1 ~nni ng Commi ssi on adopted Resol uti on No. 2236
21 recommending approval of Zone Change No. 85-11 to the City
Counci 1.
II. The City Council hereby approves Zone Change No. 85-11 from Duplex
23 Residential District (R-2) to Mobile Home Park District (MHP) for
1782 Nisson Road, as shown in Exhibit "A".
