AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
3 REZONING 12821 NEWPORT AVENUE FROM R-3 (MULTIPLE FAMILY)
DISTRICT TO PUBLIC AND INSTITUTIONAL DISTRICT (P&I), AS
4 SHOWN IN EXHIBIT "A"

The City Council of the city of Tustin does hereby ordain as follows:

I. The City Council finds and determines as follows:

A. That a proper application, (Zone Change No'. 85-6) has been filed
8 by the city of Tustin to change the zone for 12821 Newport
Avenue from R-3 (Multiple Family District) to Public and
9 Institutional District (P&I), as shown in Exhibit "A".
10 B. That a public hearing was duly called, noticed and held on said
appl i cati on.

C. That a zone change should be granted for the following reasons:

1. That the proposed change would bring the Tustin Area-
13 General Plan in conformance with the Zoning Map.
14 2. That the proposed change would not be detrimental to the
public health, safety, and welfare of the surrounding
35 property owners.
16 D. Development of subject property shall be in accordance with the
policies adopted by the City Council; Uniform Building Codes as
17 administered by the Building Official; Uniform Fire Code as
administered by the Orange County Fire Marshal; and street
18 improvement requirements as administered by the City Engineer.
19 E. In accordance with the requirements of the Cali forni a
Environmental Quality Act Guidelines, the subject project will
20 not have a significant impact on the environment and therefore a
Negative Declaration is recommended to the City Council.

F. That the P1 anning Commi ssi on adopted Resol uti on No. 2231,
22 recommending to the City Council that they adopt Zone Change
85-6.

II. The City Council hereby approves Zone Change No. 85-6, from R-3
~ (Multiple Family District) to Public and Institutional District (P&I)
for 12821 Newport Avenue, as shown in Exhibit "A".

PASSED AND ADOPTED at a regular meeting of the City Council, held on the
6 16th day of September , 1985. '

Ordinance No. 944 was duly and regularly introduced and read at an adjourned
regular meeting of the City Council held on the 3rd day of September, 1985, and
was given its second reading and duly passed and adopted at a regular meeting held
on the 16th day of September, 1985, by the following vote:
