AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
~) OF TUSTIN, CALIFORNIA, ADOPTING REZONING OF
14462 RED HILL AVENUE FROM SUBURBAN RESIDENTIAL
~ (R-4) DISTRICT TO COMMERCIAL GENERAL PLANNED
UNIT DEVELOPMENT (CG-PUD) DISTRICT.

6 The City Council of the City of Tustin does hereby ordain as follows:
? I. The City Council finds and determines as follows:
8 A. That a proper application, (Zone Change 84-5) has been filed by
Matt Nisson, to change the zone for 14462 Red Hill Avenue from
g Suburban Residential District (R-4) to Commercial General -
Planned Unit Development District (CG-PUD) as indicated on
10 Exhibit "A".
11 B. That a public hearing was duly called, notice and held on said

C. That a zone change should be granted for the following reasons:
li 1. The proposed zone desi gnati on wi 11 bring the subject
property in conformance with the Tustin Area General Plan.
15 2. The Planned Unit Development designation will provide
greater review authority of any proposed development for
10 the property. :
17 D. A Negative Declaration has been filed in conformance with the
18 requirements of the California Environmental Quality Act, and is
hereby adopted.
19 E. Development of subject property shall be in accordance with the
20 policies adopted by the City Council; Uniform Building Codes as
administered by the Building Official; Fire Code as administered
21 by the Orange County Fire Marshal; and street improvement
requirements as administered by the City Engineer.
22 F. That the Planning Commission adopted Resolution No. 2171 at its
23 regular meeting of August 13, 1984 recommending that the City
Council adopt a zone designation of Commercial General - Planned
21 Unit Development, CG (PUD} for the subject property.
25 II. The City Council hereby adopts Zone Change 84-5 to designate the
Commercial General - Planned Unit Development (CG-PUD) District for
20 14462 Red Hill Avenue, as shown in Exhibit "A".

PASSED AND ADOPTED at a regular meeting of the Tustin City Council held on
4 the 17th day of September , 1984.

Ordinance No. 918was duly and regularly introduced and read at an adjourned
regular meeting of the City Council held on the 4th day of September, 1984, and
was given its second reading and duly passed and adopted at a regular meeting held
on the 17th day of September, 1984, by the following vote:
