AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
9. TUSTIN, CALIFORNIA, APPROVING THE RE-ZONING OF
THE PROPERTY LOCATED AT 17361 MCFADDEN AVENUE
~) FROM MULTIPLE-FAMILY RESIDENTIAL (R-3) DISTRICT
TO RETAIL COMMERCIAL (C-1) DISTRICT
The City Council of the City of Tustin does hereby ORDAIN as
B follows:
(~ I. The City Council finds and determines as follows:
7 A. That a proper application, (Zone Change 84-1), has
been filed by the City of Tustin, for a zone change from
8 Multiple-Family Residential (R-3) District to Retail
Commercial (C-1) District for the property described in
9 Exhibit "A" attached hereto and incorporated herein by
this reference as though set forth herein in full.

B. That a public hearing was duly called, noticed and
11 held on said application.
12 C. That a zone change should be granted for the
following reasons:
13 1. The Retail Commercial District is in conformance
11 with the commercial 1 and use desi gnati on of
Tustin Area General Plan.
15 2. The Retail Commercial District designation will
bring this parcel into conformance with the uses
10 authorized under Use Permit 84-1.

D. Development of subject property shall be in
18 accordance with the policies adopted by the City
Council; Uniform Building Codes as administered by the
19 Building Official; Fire Code as administered by the
Orange County Fire Marshal; and street improvement
20 requirements as administered by the City Engineer.
21 E. Final development plans shall require the review and
approval of the Community Development Director.
F. That a Negative Declaration was previously approved
23 to comply with the requirements of the Cali forni a
Environmental Quality Act.

II. The City Council hereby approves Zone Change 84-1 for
the above described property (Exhibit "A") from
~4ultiple-Family Residential (R-3) District to Retail
Commercial (C-1) District.
PASSED AND ADOPTED at a regular meeting of the City Council held on
5 the 7th. day of May , 1984,

Ordinance No. 910 was duly and regularly introduced and read at an adjourned
regular meeting of the City Council held on the 16th day of April, 1984, and was
given its second reading and duly passed and adopted at a regular meeting held on
the 7th day of May, 1984, by the following vote:
