AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, ADOPTING PRE-ZONE 83-1,
AUTHORIZING THAT 14452, 14472, 14492 HOLT AVENUE
I BE ZONED MULTIPLE-FAMILY RESIDENTIAL R-3 (2800)
UPON ITS ANNEXATION TO THE CITY OF TUSTIN
The City Council of the City of Tustin does hereby ordain as
3 follows:
4 I. The City Council finds and determines as follows:
5 A. That a proper application, (P~e-Zone 83-1), has
been filed by Richard Pierce requesting zoning
0 designations for property described in Exhibit "A"
attached hereto and incorporated herein by this
7 reference upon annexation to the City of Tustin.
8 B. That a public hearing was duly called, noticed and
held on said application.
C. That R-3 (2800), Multiple'Family Residential, sh6uld
10 be granted for the following reasons:
1] 1. The proposed change would be in conformance with the
Tustin Area General Plan that authorizes the
12 development of a multiple-family project.
2. The proposed change would be in conformance with
13 Specific Plan No. 6, as amended, and authorizes the
development of a multiple-family project of one unit
14 per 2,800 square feet.
15 D. Development of subject property shall be in
accordance with the policies adopted by the City
16 Council, Uniform Building Codes as administered by the
Orange County Fire Marshal; and street improvement
17 requirements as administered by the City Engineer.
18 E. Final development plans shall require the review and
19 approval of the Community Development Director.
F. A Negative Declaration has been prepared in
20 conformance with the Cali forni a Envi tonmental Qual i ty
Act, and is hereby adopted.

22 II. The City Council hereby adopts Pre-Zone 83-1, authorizing a
zoning designation of R-3 (2800), subject to the following
condi ti ons:

1. Any project within the subject site shall comply with
24 Specific Plan No. 6, as amended.
25 PASSED AND ADOPTED at a regular meeting of the City Council, City of
Tustin, held on the 5th. day of December, 1983.
