AN ORDINANCE OF THE CITY COUNCIL OF THE
1 CITY OF TUSTIN, APPROVING THE RE-ZONING
OF THE PROPERTIES LOCATED AT 1252 IRVINE
2 BOULEVARD {AND ADJACENT UNDEVELOPED PARCEL)
FROM SINGLE-FAMILY RESIDENTIAL (R-1) DISTRICT
3 PLANNED COMMUNITY PROFESSIONAL (PC-PR} DISTRICT
The City Council of the City of Tustin does hereby ordain as
5 fol 1 ows:
0 I. The City Council finds and determines as follows:
A. That a proper application, (Zone Change 83-2), has
? been filed by the City of Tustin, for a zone change from
8 Single-Family Residential {R-l) District to Planned
Community-Professional (PC-PR) District for the property
9 described in Exhibit "A" attached hereto and
incorporated herein by this reference as though set
10 forth herein in full.
B. That a public hearing was duly called,. noticed and
11 held on' said application.
19. C, That a zone change should be granted for the follow-
13 ing reasons:
1o The Planned Community Professional (PC-PR)-District
14 iS in conformance ~ith the commerical land use
15 designation of Tustin Area General Plan,
16 2, That professional offices have been traditional
buffers between residential and commercial uses,
17
3, That a proposed development includes keeping intact
18 an existing structure 'with architectural style
compatible to the area, as well as maintaining
19 several of the mature trees on-site,
20 D, Development of subject property shall be in
accordance with the policies adopted by the City
21 Council;. Uniform Building Codes as administered by the
Building Official; Fire Code as administered by the
22 Orange County Fire Marshal; and street improvement
requirements as administered by the City Engineer.
E. Final development plans shal 1 requi re the review and
24 approval of the Community Development Director.
25 F. That a Negative Declaration was previously approved
to comply with the requirements of the California
9.6 Environmental Quality Act.
9.? Go Uses within the District are subject to approval of a

II. The City Council hereby approves Zone Change 83-2 for
2 the above described properties (Exhibit "A"). from
Single-Family Residential (R-l) District to Planned
3 Community Professional (PC-PR).
4 PASSED AND ADOPTED at a regular meeting of the City Council held 'on
the 2nd day of May , 1983.
