HomeMy WebLinkAboutORD 0876 (1982) ORDINANCE NO. 876 1 AN ORDINANCE OF THE CITY COUNCIL OF THE 2 CITY OF TUSTIN, APPROVING THE RE-ZONING OF THE PROPERTY LOCATED ON THE SOUTH SIDE 3 OF MAIN STREET BETWEEN "B" AND "C" STREETS SOUTHERLY FROM MAIN ON "B" FOR 366 FEET 4 AND SOUTHERLY FROM MAIN ON "C" FOR 304 FEET, FROM THE MULTIPLE-FAMILY RESIDENTIAL (R-3) 5 DISTRICT TO THE PROFESSIONAL OFFICE (PR) DISTRICT 6 7 The City Council of the City of Tustin does hereby ordain as fol 1 ows: 8 I. The City Council finds and determines as follows: 9 A. That a proper application, (Zone Change 82-3), has 10 been filed by the City of Tustin, for a zone change from Multiple-Family Residential (R-3) District to Professional Office (PR) District for the property 11 located-on the south side of Main Street between "B" and 12 "C". Streets, southerly from Main on "B" for 366 feet and southerly from Main on "C" for 304 feet. 13 B. That a public hearing was duly called, noticed and held on said application. 14 15 C. That a zone change should be granted for the follow- ing reasons: 16 1. That the Tustin Area General Plan currently 17 designates the subject property as Professional Office. 18 2. That in order to bring the subject property into 19 conformance with the General Plan, a zone change to a Professional Office is required. 20 3. That since the development on the property is 21 currently nearing completion and is subject to all conditions of approval of Conditional Use Permit 22 80-1, Zone Change 82-3 will not have any adverse impacts on the surrounding properties. 23 D. Development of subject property shall be in 24 accordance with the policies adopted by the City Council; Uniform Building Codes as administered by 25 the Building Official; Fire Code as administered by the Orange County Fire Marshal; and street 26 improvement requirements as administered by the City Engineer. 27 28 Ordinance No. 876 Page 2 1 2 E. Final development plans shall require the review and approval of the Community Development Director. 3 F. That a Negative Declaration was previously approved 4 to comply with the requirements of the California Environmental Quality Act. 5 II. The City Council hereby approves Zone Change 82-3 for 6 the above described properties from Multiple-Family Residential (R-3) District to Professional Office (PR) 7 Di strict. 8 PASSED AND ADOPTED at a regular meeting of the City Council held on the 20th, day of September , 1982. 9 Richard B.
