AN ORDINANCE OF THE CITY COUNCIL OF THE
3 CITY OF TUSTIN, REZONING 13681 REDHILL
AVENUE FROM R-3 (2700) TO R-3 (1960)

5 The City Council of the City of Tustin does hereby ordain as
follows:

I. The City Council finds and determines as follows:

A. That a proper application, (Zone Change 82-1), has
8 been filed by Glenn R. Riley, to approve a zone change
from Multiple Family Residential R-3 (2700) to Multiple
9 Family Residential R-3 (1960) for property described in
Exhibit "A" attached hereto and incorporated herein by
10 this reference as though set herein in full.
11 B. That a public hearing was duly called, noticed and
held on said appl i cati on.

C. That a zone change should be granted for the follow-
13 ing reason:
14 1. The residential designation is in conformance with
the Tusti n Area General Plan.
D. Development of subject property shall be in
18 accordance with the policies adopted by the City
Counci 1; Uni form Bui 1 di ng Codes as admi ni stered
17 by the Building Official; Fire Code as administered
by the Orange County Fire Marshal; and street improve-
18 ment requirements as administered by the City
Engineer.

E. This zone change is categorically exempt from the
20 requirements of the California Environmental Quality
Act.

F. The City Council approves the findings and
22 recommendations contained in the City of Tustin Planning
Agency Resolution No. 2021, recommending to the City
23 Council, approval of Zone Change 82-1.

II. The City Council hereby approves Zone Change No. 82-1 from
4 Multiple Family Residential R-3 (2700) to Multiple Family
Residential to R-3 (1960).

PASSED AND ADOPTED at a regular meeting of the City Council, held on
7 the 15th day of March , 1982.
