AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, CALlFORNIA, REZONING CERTAIN PROPERTY
FROM INDUSTRIAL (m-1) TO RESIDENTIAL PLANNED
DEVELOPJWENT (P.D.) DISTRICT.

'"""" ~ The City Council of the City of Tustin does hereby ordain as follows:

_ I. The City'Council. finds and determines:

A. That a proper application (Zone Change 80-1) was initiated
7 by the Planning Agency for a change of zone from Industrial
(M) to the Residential Planned Development (P.D.) for the
8 property described in Exhibit "A" attached hereto and in-
corporated herein by this reference as though set forth herein
9 in full.
10 B. That a public hearing was duly called, noticed, and held on
said application.
C. That a zone change should be granted for the following reasons:
1. That this action will bring the zoning into conformance
!3 with the Tustin Area General Plan.
~ 2. That the properties in the immediate area are Zoned for
multi-family residential purposes.
D. Development of the subject property shall be in accordance
16 with the policies adopted by the City Council, Uniform Build-
..-. ing Codes as administered by the Building Official, Fire Code
17 as administered by the Orange County Fire Marshal, and street
improvement requirements as administered by the City Engineer.

E. That a Negative Declaration has been applied for to conform
19 with the requirements of the California Environmental Quality
Act.
It. The Zoning Ordinance of the City of Tustin is hereby amended to
21 reclassify the property located at 14901 Newport Avenue, more
particularly described in Exhibit "A" attached herefo and in-
~2 corporated herein by reference, from the Industrial (M) District
fo the Residential Planned Development District IP.D.).
PASSED AN~ ADOPTED af a regular meeting of the Tusfin City Council, held
24 on the 17th day of March 1980
