AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA, REZONING
CERTAIN PROPERTY FROM RETAIL COMMERCIAL (C-l) TO COMMERCIAL
GENERAL (CG) KNOWN AS ZONE CHANGE 78-5
The City Council of the City of Tustin, California, does hereby
ordain as follows:
1. The City Council finds and determines:
a. That a proper application (Z.C. 78-.5) has been filed on
behalf of Robert J. and Lorraine L. Hum~elI for a Zone
Change from the Retail Commercial (C-l) District to the
Co~nnercial General (CG) District for the property described
in Exhibit "A" attached hereto. and incorporated herein
by this reference as though set forth herein in full.
b. That after public hearings duly called, noticed, and
held, the Planning Agency of the City of Tustin reconLmended
said zone change by its adoption of Resolution No. 1693.
c. That the Zone Change is in conformance with the Tustin Area
General Plan.
d. That said action is grainted a Negative Declaration to comply
with the requirements of the California Environmental
Quality Act.
2, ?ke Zoning Ordinance of the City of Tustin is hereby amended
-~c reclassify the property located at 13732 Newport Avenue,
more particularly described in Exhibit "A" attached hereto
and incorporated herein by reference, from the Retail Commercial
(C-l) to the Commercial General (CG) District subject to the
following conditions:
a. Development of the s~bject property shall be in accordance
with the policies adopted by the City Council, Uniform
Building Codes as administered by the Building Official,
Fire Codes as administered by the Orange County Fire
Marshal, and street improvement requirements as admin-
istered by the City Engineer.
b. That all conditions of Planning Agency Resolution No. 1693
be imposed at the time of development of the subject property.
PASSED AND ADOPTED at a regular meeting of the City Council,
City of Tustin, California, held on the _5th day of February 1979.

at a regular meeting held on the 5th day of February ,
