~ AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA, RE-
ZONING PROPERTY ON APPLICATION NO. 77-2 OF MAURER
Z DEVELOPMENT.
4 The.City Council of the City of Tustin, California, does hereby
5 ordain as follc~s:
6 1o The City Council finds and determines:
~ a) That proper application (Zone Change No. 77-2) has been
8 filed on behalf of Maurer Develo~nent Company for a zone change frcm
9 the Estate Residential (E-4) to t~he Professional District (PR) of a
~0 portion of land located southwesterly of Irvine Boulevard and Yorba
~1I and known and described as Assessor's Parcel #401-302-01;
12 b) That the Planning Ccm~ission after public hearing duly
15 called, noticed and held, recuL~ended said re-zoning;
14 c) That the City Council duly called, noticed and held a
~15 public hearing on said zone change application;
~6 d) That said zone change should be granted in order to bring
17 the zoning into conformance with the Tustin Area C~neral Plan which
18 provides for professional land uses along this portion of Irvine
~19 Boulevard;
Z0 e) That development of the subject property should be
21 accor_~nce with the policies adopted by the City Council, the U~jform
22 Building Codes, eLnd street improveaent requirements;
25 f) That final development plans should require the review and
24 approval of the Conmunity Development Department;
25 g) An Environmental Impact Report has heretofore been duly
26 filed and approved;
~7 h) That there should be relocation of the signal and reconstruction
28 of the curb return at public expense due to the reclassification of
29 Irvine Boulevard to the Major Arterial after the public improvements
~0 have been constructed to the standards of a Primary Arterial; --

~1 2. That the subject property is hereby ~re-zoned from the Estate
~ Residential (E-4) to the Professional District (PR) subject to and .conditioned
~ upon develoFment of the subject property in accordance with policies adopted
" 4 by the City Council, the Uniform Buila~ng Codes and street improvement
5 requirements of the City of Tustin, with final development plans to require
6 the review and approval of the Ccnm~nity Development Department and subject
V to the dedication and improvement of public right-of-way.
8 PASSED AND ADOPTED at a regular meeting of the City Council of the
9 City of Tustin, California held on the 2nd day of May, 1977.
