ORDINANCE NO. 717
I AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
REZONING CERTAIN PROPERTY TO THE R-1 DISTRICT
The City Council of the City of Tustin, California, does
hereby ordain as follows:

1. The City Council finds and determines:
(a) That the Planning Commission of the City of Tustin'
. upon the application of Sand Dollar Development, Inc.,
initiated proceedings for a zone change amendment in
conformance with the land use element of the General Plan.
8 (b) That after public hearings duly called, notice
and held, the Planning Commission of the City of Tustin
9 recommended said amendment.
10 (c) That after public hearings duly called, noticed
and held, the City Council has determined that said
11 amendment should be adopted.
1Z (d) That the proposed amendment has been granted
a negative declaration on the basis of ihsignificant
13 environmental impact on the physical environment.
14 (e) That proposed zone change No. 77'1 reclassifies
the subject property from the C-1-P district to the R-1
15 single family residential district.
16 (f) That the proposed zone change is in conformance
with the Tustin Area General Plan.

2. The Zoning Ordinance of the City of Tustin is hereby
18 amended as follows:
19 (a) The property generally described as the southerly
105 feet from Medford Avenue and extending eastward from
20 Carroll Way, a distance of 354.41 feet, as more graphically
depicted in Exhibit "A" ' is hereby
21 reclassified from the C-1-P district to the R-1 single
family residential district in conformity with the land
22 use element of the General Plan.
23 PASSED AND ADOPTED at a regular meeting of the City Council,
24 City of Tustin, California, held on the 18th day of April, 1977.
