HomeMy WebLinkAboutORD 709 (1977) 1 ORDINANCE NO. 709 AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA, PREZONING CERTAIN PROPERTY TO THE PLANNED COMMUNITY DISTRICT " 4 The City Council of the City of Tustin does hereby ordain as follows: 5 I. The City Council finds and determines as follows: 6 A. That the Planning Commission of the City of Tustin 7 upon its own motion, initiated proceedings for the prezoning from the Orange County Agricultural 8 District to the City of Tustin Planned Community (PC) District, for the property of the North Irvine 9 Ranch Area bounded by Irvine Boulevard, Browning Avenue, Santa Aria Freeway and the easterly City 10 Sphere of Influence line on an alignment with Myford Road. 11 B. That after public hearings duly called, noticed 12 and held, the Planning Commission, by Resolution No. 1588, recommended said pre~oning. 13 C.- That the proposed prezoning is for the purpose of 14 enabling the planning of the ultimate development of the area and is in conformance with the Land 15 Use Element of the Tustin Area General Plan. --- 16 D. That after public hearings duly called, noticed and held, the City Council has determined that said 17 prezoning should be adopted- 18 E. That the proposed prezoning is supported by the underlying Environmental Impact Report No. 76-5, 19 as certified by the City Council on December 20, 1976. 20 2. The Zoning Ordinance of the City of Tustin is hereby. 21 amended to reclassify by prezoning the property shown on Exhibit "A" from Orange County AgriCultural to City 22 of Tustin Planned Community (PC) subject to the follow- ing conditions: A. Said prezoning shall be effective upon annexation 2~ to the City of Tustin. 25 B. Prior to the issuance of building permits, a sueci- fic plan shall be submitted to the Planning Com- 26 mission and City Council for review and approval. Said plans may incorporate neighborhood designs 27 with integrated land use oatterns to consist of support commercial, mixed residential and public ,_ 28 facilities, including school sites adequate to serve the projected school population. 29 C. Residential densities shall not exceed 4 dwelling 30 units per gross acre for the total area zoned for residential use. 31 PASSED AND ADOPTED at a regular meeting of the City Council 32 of the City of Tuskin, California, held on the 17th day of January, 1977. 256 '~'~.I ~ I ,' !
