ORDINANCE NO. 707
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, PREZONING CERTAIN PROPERTY TO
THE COMMERCIAL GENERAL DISTRICT ON APPLICATION
PZ 76-2, INITIATED BY THE PLANNING COMMISSION
The City Council of the City of Tustin does hereby
ordain as follows:
1. The City Council finds and determines:
a. That a proper application (No. PZ 76-2) has been
filed, by initiation of the Planning Commission for
a prezone change from the Orange County R-4 (Sub-
urban Residential), to the City of Tustin CG
(Commercial General) for the properties located on
the southeast corner of Newport and San Juan
Avenues, Lots 10, 11 and 12 of Block A, Martin's
Addition, as per map recorded in Book 19, page-79
of Miscellaneous Records of Los Angeles County.
b. That public hearings were duly called, noticed
and. held on said application.
c. That a prezone change should be granted for the
following reasons:
1) That the zoning, effective upon annexation
of the subject properties to the City of
Tustin, will be in substantial conformance
to the intent of the Tustin Area General Plan.
2) That the properties in the vicinity fronting
Newport Avenue are zoned commercial with
commercial land uses.
d. A Negative Declaration has been granted for Pre-
Zone 76-2.
2. The City Council hereb~ ordains that prezone change
application No. PZ 76-2 from the Orange County R-4
(Suburban Residential) to the City of Tustin CG
(Commercial General), be approved subject to the
following conditions:
a. Annexation to the City of Tustin.
b. Main entrances or commercial display areas are
not to be oriented toward San Juan.
c. Development in accordance with the criteria of
the City of Tustin development policies and ord-
inances to include the buffering from adjoining
residential developments by landscaping and masonry
walls.
PASSED AND ADOPTED at a regular meeting of the City Council
of the City of Tustin, California, held on the 17th day of January, 1977.
