1 AN ORDINANCE OF TtIE CITY OF TUSTIN, CALIFORNIA,
REZONING CERTAIN PROPERTY TO THE PLANNED COMMUNITY,
RESIDENTIAL DISTRICT.
~ The City Council of the City of Tustin, California, does
4 hereby ordain as follows: _
5 1. The City Council finds and determines:
6 (a) That the Planning Commission 'of the City of
7 Tustin, upon the application of Sand Dollar Development, Inc.,
8 initiated proceedings for a zone change amendment in conformance
9 with the land use'element of the General Plan.
10 (b) That after public hearings duly called, noticed
11 and held~ the Planning Commission o~ the City of Tustin recommence:.
~Z said amendment. -.
~3 (c) That after public hearings duly called, noticed
· 14 and held~ the City Council has determined that said amendment
15 should be adopted°
~6 (d) That the proposed amendment has been granted a
~7 negative Environmental Impact Reporton the basis of insignificant
18 environmental impact on the physical environment.
19 (e) That proposed zone'chan~e No. 76-9 reclassifies
~0 the subject 'property from C-1 (Commercial) to Planned Community
Z1 (R-3-2000) District.
2~ (f) That the proposed zone change is in conformanc~
~5 with the Tustin Area General Plan.
Z4 2o The Zoning Ordinance of the'City of Tustin is hereby
~5 amended as follows:
Z6 (a) The property described in Exhibit "A" and designate~
~7 in Exhibit "B" is hereby reclassified from C-1 (Commercial) to
E8 the Planned Community (R-3-2000) District in conformity with the
Z9 land use element of the General Plan.
30 PASSED AND ADOPTED at a regular meeting of the City CounCil,
City of Tustin, California, held on the 2nd day of August, 1976.
