Applicant proposes to convert tree old Tustin Theater in E1 Camino Plaza
tc a live entertainment, cabaret-type theate-~, serving alcoholic beverages
and a buffet. The proposed use would consist of primarily live stage
shows and musical ente rtainment durinc the evening hours {6 p.m. to midnight),
w*ith some afternoon performances on weekends.
The proposed use is in conformance with the existing zoning and par}:ing has
been provided ir. accordance with that necessary for a public assembly use.'
Further, to oroposed use represents a definite asset to the Ei Camino Reams
area and should aid in the on-going revitilization.
CONDITIONS OF APPROVAL
Condition a_ use Permit 78-2b is hereby granted subject to the following
conditions of approval: •

days and 12 noon to midnight cr. weekends.
2. Food-and alcoholic beverage service si;a11 be permitted, subject to the
review ar-.d approval of the Court`T Fire and health Departments, Alcoholic
Beverage Control Board, and the pity of Tustin. •
3. Applicant shall obtain all necessary permits for signs, improvement,
and uses as per City regulations.

subject to a conditional use permit. _

ductions, and musical entertainment associated with a dinner theater.
Changes in the tse of the facility, for other than-plays or stage shows,.
shall reouire the review of the Co:rmunity Development Director or *~ossible
amendment to the use permit.
