HomeMy WebLinkAboutORD 677 (1976)10 11 1,3 14 15 16 17 18 19 20 21 22 23 24 25 26 .27 28 30 31 ORDINANCE NO. 677 AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA REZONING CERTAIN PROPERTY TO THE PUBLIC AND INSTITUTIONAL DISTRICT, CERTAIN OTHER PROPERTY TO THE MOBILEHOME PARK DISTRICT, AND CERTAIN OTHER PROPERTY TO THE COMMERCIAL GENERAL DISTRICT, FOR THE PURPOSE OF BRINGING THESE PROPERTIES INTO CONFORMANCE WITH THE TUSTIN GENERAL PLAN. The City Council of the City of Tus'tin, California, % does ordain as follows: ' 1. The City Council finds and determines: A. That the Planning Commission of the City of Tustin, upon its own motion, initiated proceedings for certain zone change amendments for .the purpose of bringing existing developed property into ~ conformance with their designation on the land use element of the General Plan. B. That after public hearings duly called, noticed and held, the Planning Commission of the City of Tustin recommended said amendments. · C. That after public hearings, duly called, noticed and held, the City Council has determined that said amendments should be adopted. · D. That the proposed amendments have been granted negative environmental impact reports on the basis of no ch'ange in the physical environment. E. That proposed zone changes No. 76-1 through No. 76.-6 reclassify property to the Public and Institutional District. F. That zone change No. 76-7 reclassifies an exist'ing mobilehome park from the Commercial District to the Mobilehome Park District. - G. H. That the proposed zone changes are in conformance with the Tustin Area General Plan. 2. 'The Zoning Ordinance of the City of Tustin is hereby amended as follows: A. The property described the Advent Christian Church, located at 555 W. Main Street, and the adjoining parsonage · as shown on exhibit "A" is hereby reclassified from the R-1 to the P & I (Public and Institutional) District in conformity with the land use element of the General Plan, and the current use of the property. · B. The property known as the Church of Christ, located · at 16481 Main Street,'as shown on Exhibit '"B" is' hereby reclass- ified from the "U" (Unclassified) to the P & I (Public and Institutional) District in conformity with the land use element of the General Plan, and the current use of the property. C. The property known as Utt Park, _'as shown on Exhibit · "C" is hereby reclassified from the R-3 to t~e P & I (Public and Institutional) District in conformity with the land. use element of the General Plan, and the current use of the property D. The property known, as the Tustin Boys Club and Youth · Center, located on the southerly side of 6th Street at the Santa Ana Freeway is hereby reclassified from the "PD" (Planned . Development) to the P & I (Public and Institutional) District conformity with the land use element of the General Plan, and the current use of the property. (Exhibit "D")' E. The Property known as the Tustin Community HosPital, and adjacent parking lot, located at 14662 Newport Avenue as shown on Exhibit "E" is hereby reclassified from the "PC" (Pl..- Community) and the "C-i" (Commercial) to the P & I (Public and Institutional) District in conformity with the land use element of the General Plan, and ,_h_ current use of the property 92 10 · 11 1.3 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 3O 31 F. The property known as the First Southern II Church of Tustin, located at 13841 Red Hill Avenue as shown on , 3 Exhibi~ "F" is hereby reclassified from the PC(C) (Planned , 4 Community - Commercial) to the P&I (Public and Institutional) 5 District in conformity with the land use element of the General 6 Plan, and the current use of the property. 7 G. The property known as Parque Santiago Mobile Home Park, located at 215 S. Prospect Avenue as shown on Exhibit "G" is hereby reclassified from the C-2-P (Commercial) to the MHP (Mobilehome Park) District in conformity with the land use element of the General Plan, and the current use of the property. H. The property known as the Louie Schmetzer Company, located at 185 S. Prospect as shown on Exhibit "H" is hereby reclassified from the PM (Planned Industrial) to the CG (Commer- Cial, General) District in conformity with the land use element . of the General Plan, but reserving that the existing manufacturin. · use shall have the right of non-conforming status, enabling the continuing occupancy and use of the property for manufacturing activities.
