AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA, PRE-
ZONING PROPERTY ON APPLICATION NO. PZ-73-2 AND APPROVING
CONCEPTUAL DEVELOPMENT P!ANS.
The City Council of the City of Tustin, California does
ordain as follows:
1, The City Council finds and determines:
A, That a proper application, No. PZ-73-2, was duly
filed by initiation of the Planning Commission for-a prezone .
change from the Orange County R-4 (Suburban Residential) Distrfct
to the,City of Tustin PD (Planned Development) District for the
property consisting of two plus acres located on the south-
westerly corner of San Juan Street and Browning Avenue.
B. The Planning Corf,~:{ission duly called, noticed and
held a public hearing on said application and recommended such
prezoning.
C. The City Council duly called, noticed and held a
public hearing on said application.
2. The said re~! property is ]~.-?~_-eTDv r~rezo~=ef =~ 'the

Development plans filed for the said property are hereby approved,
subject to'the following conditions:
A. Annexation of said property to the City of ~dStin.

C. Installation of Marbelite street lights and under-
ground conduit to the satisfaction of the City Engineer.
D. Annexation of the parcel to the Tustin Lighting
Dis't'~?ict.
E. Submittal of street impr~,e~,~t n]ans for
1 and installation of all street improvements including~asPhalt
~ Z paving, curb and gutter, sidewalks, street trees and drivewa_ys
~ per City standards.
4 F. Dedication of 'all street right-of-way as requir. ed
5 by the City Engineer.
6 G. Installation of water lines-and hydrants as re-
~ quired by the Fire Department.
8 H. Submittal of a plot plan indicating existing mature
9 trees and specifying those that will remain and be integrated in
10 the development, and those that will be removed.
11' I. Sound attenuation be provided in accordance with
1Z Chapter 35, Section 3501.1, of the Uniform Building Code~
15 1973 Edition.
14 J. Final development plans~ in accordance with City
~5 Council Resolution No. 73-35, and Ordinance No.~ 157, as amended,
~6 be submitted to the Co~unity Development Department for review
17 and approval.
18 PASSED ~ ADORED by the City Council of the City of
19 Tustin, California, held on the 7th day of January, 1973.
