AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
REZONING PROPERTY ON APPLICATION NO. ZC 72-232

4' The City of Tustin, C~lifor. nia, does ordain as follows:

5 1. The City Council hereby finds and determines:
6 (a) That a rezoning proceeding was duly initiated b~
the Planning CommiSsion for a zone change from
V the c-1 (Retail Commercial) D/s trict to the P-C
8 (Planned Community-Commercial) District of the
property described in Exhibit "A" attached
9 hereto and incorporated herein by this refer-
ence as though set forth herein in full.
10 (b) That a public hearing was duly called, noticed
and held on said application by the Planning
11 Commission of the City of Tustin, and thereupon
1Z said rezoning was recommended.
13 (c) That said zone change should be granted, for
following reasons:

1) That the subject action is conjunctive with
_, 15 the prezoning Application PZ 72-136, of two
adjacent parcels to the north' intended to be
16 developed by expansion of existing struc-
lV tures and uses located-on subject parcel.
2) That the subject zone change is
with the indications of the General Plan and
19 existing uses and structures.
~0 (d) Development of the subject property should' be
·
accordance with the policies adopted by the
21 Council, the Uniform Building Code as adminis-
tered by'the building Official, the Fire Code as
~Z administered by the Fire Chief, and street imprc
Z3 ment requirements as administered by the City
Engineer.

(e) Final development plans should requir~e review
25 and approval of the Development Preview Commissj
RG 2. The City Council does hereby rezone the subject pro-
27 perty to the P-C (Planned Community-Commercial) District, subject tc
28 the following condition:
29 (a) Precise plan for development shall be submitted
for approval by the Development Preview Commis-
50 s ion.
31 PASSED AND ADOPTED at a regular meeting of the City
Council, held on the 6th day of November , 1972.
