PZ 72-136 4 The City of Tustin, California, does hereby ordain as 5 follows: 6 1. The City council hereby finds and d~termines: 7 a) That a prezoning proceeding was duly and regul~ 8 initiated by the Planning Commission for a pre- zone change from the Orange County R-1 Distric~ 9 to the City of Tustin P-C (Planned CommUnity_ Commercial) District, of the property described ~0 in Exhibit "A" attached hereto and inCorporatec~ herein by this reference as though set forth 11 herein in full. 1Z b) That a public hearing was duly called,. noticed ~3 and held on said application by the Planning Commission of the City of Tustin, and there- 14 r, upon said prezoning was recommended. 15 ~! c) That said prezone change should be granted, for; 16 the following reasons: 17 1) -The said property is proposed to~ be developed by an expansion of an existing ~8 " commercial-professional complex adjacent and to .the south. This action is ,='deemed ~9 .necessary and appropriate, with a con- junctive annexation action, to avoid future 20 hi-jurisdictional complications. ~1 2) Subject prezoning is in c0nf0rmance with ~ the indications of the Tustin Area General · Plan. ~,4 d) Development of the subject property should be in accordance with the policies adopted by the 2.5 City Council, the Uniform Building Code, as ~6 administered by the Building Official, the Fire Code as administered by the Fire Chief, and ~" Z7 street improvement requirements, as adminis- tered by the City Engineer. ~ 28 e) Final development plans should require review and approval of the Development Preview Commis- 30 sion. 31 ' 3~ 2.
