~ 1 AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
REZONING PROPERTY ON APPLICATION NO. ZC 72-231
'2 OF FIRST WESTERN BANK
The City of Tustin, California, does hereby ordain as
follows:

~ 6 1. The City Council hereby finds and determines:
il~ ' a) That a rezoning proceeding was duly initiated
~i~ by: the Planning Commission for a zone change
! from the R-1 (Single Family Residential)
! 8 District to the Pr (Professional) and P&I
? (Public &Institutional) Districts of the
9 property described-in Exhibit "A" attached
~ hereto and incorporated herein by this
i~ 10 reference as though set.forth herein in full.
11 b) That a public hearing was duly called, noticed
and held on said application by the Planning
12 Commission of the City of Tustin, and thereupoI
15 said rezoning was recommended.
14 c) That said zone change should be granted, for
the following reas.ons:
15 1) The existing zoning would permit undesir
= single-family residential development
.~ 16 bounded by primary arterial streets; and,
17 2) The proposed zoning, with adequate control-~
would produce light uses compatible to the
18 surrounding area.
19 d) Development of the subject property should'be
in accordance with the policies adopted by the
20 City Council, the Uniform Building Code, as
i '2t administered by the Building Official, the Fir~
~r Code as administered by the Fire Chief, and
~treet improvement requirements as administere~
~ ~2 by the City Engineer.
25 e) Final development plans should require review
and approval of the Development Preview Commis-
24 sion.
25 2. The City Council does hereby rezone the subject
26 property to the Pr (Professional) and P&I (Public .and Institutiona:
P. 7 Districts, subject to the following conditions:
28 a) The filing and approval of a parcel map.
~9 b) Compliance with the conditions prescribed
50 by the City Engineer in his report'dated
August 24, 19 72 relative to Application No.
i~ ZC 73-231, on file with the Secretary of the
· 51 Planning Commission..
I C) The filing and approval of a Use Permit for
~' Z any use proposed for the P&I Portion of sub-
Ject property.
PASSED AND A~OPTED at a regular meeting of the City
4 Council held on the 16th day of October, 1972.

EXHIBIT "A"
Subject site is located at the western intersection of
Irvine Boulevard and Red Hill Avenue with frontages of
approximately 610' on the 'southwesterly side of Irvine
Boulevard and approximately 283' on the northwesterly side
of Red Hill Avenue. '
