AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
PREZONING PROPERTY ON APPLICATION NO. PZ 72-134
The City of Tustin, California, does hereby. ordain
4 as follows:
5 1. The City Council hereby finds and determines:
6 a) That a prezoning proceeding was duly initiated
by the Planning Commission for a prezone change
7 from the Orange County M-1 District to the City
of Tustin P-C (Planned Co~unity-Co~ercial)
8 District, of the property described in Exhibit
"A" attached hereto and incorporated herein by
9 this reference as though set forth herein in
full.

b) That a public hearing was duly called~ noticed
!1 and held on said application by the Planning
Commission of the City of Tustin, and thereupon
1~ said prezoning was recommended.
15 c) That said prezone change should be granted, for
the following reasons:

15 1) The existing industrial zoning is incongru-
ous to the area in on,

16 2) The proposed Planned Conmunity,Co~ercial
!V and the indications r ;
18 3) The s~ject property is in the proximity
the proposed Civic Center and should be
19 classified to a complementary land use.
~0 d) Development of the s~ject property should be
accordance with the policies adopted by the
~i City Council, the Uniform Building Code,. as
administered by the Building Official, the Fire
~ Code as administered by the Fire Chief~ and
street improvement requirements, as a~inis'

~4 e) Final development plans should require review
and approval of the Development Preview Commis-

2. The City Council does hereby prezone the subject
~ -property to the P-C (Planned Comunity-Co~ercial) District, with
2~ such prezoning to be effective upon completion of annexation of
~9 the subject property to the City of Tustin, and subject to the
S0 fo!lDwing conditions:
a) Annexation to the City'of Tustin~
__ 1 b) Development' of the property in accordance with
the submission and approval of a use permit. and
2 in conjunction with the precise plan,
PASSED AND ADOPTED at a regular meeting of the City
