Z AN ORDINANCE OF THE CITY OF TUSTIN APPROVING
SPECIFIC PLAN NO. 3, MASTER PLAN OF DEVELOP-
~ MENT FOR THE INTERNATIONAL RECTIFIER CORPORA-
~ TION PROPERTIES.

5 The City Council does hereby ordain as follows:
6 1) Upon recommendation of the Planning Commission after
V public hearing duly called, noticed and held, and after public
8 hearing duly ca'lled, noticed and held by the City Council, the
9 City Council hereby approves Specific Plan No. 3, Master Plan of
10 Development for the International Rectifier Corporation Properties
11 described in Exhibit. "A" , attached hereto and made a part hereof
1Z by. this reference.
13 2) The approval of said Specific Plan No. 3 'is subject
14 to the following conditions:
15 a) That a 60-foot street right-of-way be improved
--- w~th a 48-foot curb-to-curb street dimension in
16 accordance with development standards applicable
1V to Be 11 Avenue.
18 b)= Street improvements necessary to provide access
to Valencia or Bell Avenue and vehicular access
for the rear of Lot #2 be constructed at such
19 time as Lot #2 As limited to Red Hill Avenue
20 access.
~1 c) Street lighting shall be installed concurrently
with street improvements within said industrial
22 park.
23 d) Any and all costs associated with railroad grade
crossing protection required within the area
encompassed by this Specific Plan shall be at no
24 cost to the City of Tustin.
25 e) The division of land for sale or lease shall
require the approval of a tentative subdivision
26 map as provided by Section 11535 (d), Business
~7~ and Professions Code of the State of California.
