AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
PREZONING PROPERTY PURSUANT TO APPLICATION NO.
PZ-7 1-128 {RE-ADVERTISED) OF FIRST WESTERN BANK
AND TRUST COMPANY INITIATED BY THE PLANNING
COMMISSION.
5 The City Council of the C,ty of Tustin, California, does
6 ordain as follows:
7 1. The City Council finds and determines:
8 a) That prezoning proceedings were regularly initi-
ated by the Planning Commission by application
9 No. P.Z. 71-128 for a prezone change from the
County E-4 (Residential Estate) District to the
I0 City of Tustin PC (Planned Community-Single-fatal
Residential) District on the property described
11 in Exhibit "A" attached hereto.
12 b) That after public hearing duly called, noticed
and held the Planning Commission reconm~ended suc~
13 prezoning. '

15 said property should be prezoned.
16 2. The subject property is hereby prezoned from the
17 County E-4 (Residential Estate) DistrAct to the City of Tustin PC
18 (Single-Family Residential) District subject to the ~ollowing
~. 19 conditions:
20 a) Submission and approval of a Subdivision Map,
':' which is in conformance with the minimum lot wid
Zl and area requirements of the R-1 (Single-Family
Residential) District for a minimum of 24 of the
22 29 proposed lots;
~5 b) Submission and approval of precise plans of de-
velopment for individual lots;
c) The above precise plans to also include: the
~5 design of the proposed bridge across the Orange
County Flood Control Channel, with said .design
26 being subject to the combined final approval of
the Orange County Flood Control District and the
Z7 City of Tustin Development Preview Commisslon~ t]
architectural and landscaping treatment of the--
28 entrance to the subdivision; and, the design
some form of emergency vehicular access combin~
29 with some type of pedestrian walkway, to Prospec
Ave hue.

EXHIBIT "A"
DESCRIPTION:
All that certain land situated in the State of C~lifornia, County of Orange,
described as follows:
Proposed Tract No. 7420, being a subdivision of that portion of the land
alloted to Leonore Yorba De Rowland, as described in the Final Decree of
Partition of the Rancho Santiago de Santa Ana, which was entered September
12, 1868 in Book "B", page 410 of Judgments of the District Court of the
17th Judicial District in and for Los Angeles County, California~ described
as follows:
Beginning at a point in the Westerly line of said land, said point being
the South~,~esterlyl corner of Tract No. 2020, as shown on a Map recorded in
Book 71, pages 46 and 4.7 of Miscellaneous Maps,-records of Orange County,
California; thence along the Southerly line of said tract, North 89~ 45'
35" East 1215.69 feet to the Southeasterly corner of said Tract No. 2020,
said corner being a point in the Westerly line of Tract No. 3103, as shown
on a Map recorded in Book 94, pages 7 and 8of Miscellaneous Maps, records
of Orange County, California; thence along said Westerly line South 0~ l~'
53" East 263.92 feet to the North~iesterly corner of Tract No. 327~, as
shown on a Map recorded in Book 102, page 13 of Miscellaneous Maps, re-
cords of Orange County, California, said corner being a point in the
Northerly line of that certain strip of land 55.00 feet wide, described in
deed to the Orange County Flood Control District, recorded January 25,
1962 in Book 5988, page 127 of Official Records; thence along said Northerly
line South 89~ 45: 3~" West 795.32 feet to the beginning of a tangent curve
concave N~rtheasterly having s radius of 672.~0 feet; thence Northwesterly
along said curve, through a central angle of 26~ 12' 19", an arc distance
of 307.58 feet to the beginning of a tangent rev-erse curve concave South-
westerly having a radius of 727.;50 feet; thence Northwesterly along said
curve, through a central angle. of l0~ 26' 05", an arc distance of 132.49
feet to a point' in the Westerly line-of said lands of Leonore Yorba De
Rowland, a radial line of said curve passing through said point bears
North 15~ 31' 49" East; thence along said Westerly line North 0~ 14' 10"
West 147..41 feet to the point of beginning.

certify that the whole number of members of the City Council
of the City of Tustin is five; that the above and fore-
going Ordinance No. 531 was duly' and regularly introduced
and read at a regular meeting of the City Council held on
the 15th day of November , 1971, and was given
its second reading and-duly passed and adopted at a regular
meeting held on the 6th day of December , 1971,
by the following vote:
