ORDINANCE NO. 523
AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
REZONING PROPERTY ON APPLICATION NO. Z. C. 71-226
OFOFSIEGEL.
The City Council of the City of Tustin, California, does
ordain as follows:
1. The City Council finds and determines:
a) That '::an;: application (No. Z.C. 71-226) of SIEGEL
for rezoning of the property described in Exhibit
"A" attached hereto, was filed.
b) .That a public hearing was duly called, noticed
and held by the Planning Commission, which recom-
mended said rezoning, and thereafter public hear-
ing was duly called, noticed and,held by the
City Council.
2. The subject property is hereby rezoned to the P -C -C
(Planned Community - Commercial) district of portion "A" as shown or
Exhibit "A" and to C-1 (Retail Commercial) district of portion "B",
subject to the following conditions:
a) Development of subject property shall be in ac-
cordance with the policies adopted by the City
Council, Uniform Building Codes as administered
the Building Official, Fire Code as administered
by the Fire Chief, and street improvement requir
ments as administered by the City Engineer.
b) Final development plans shall require the review
and approval of the Development Preview Commissio .
PASSED AND ADOPTED at a regular meeting of the City Counc 1
lof the City of Tustin, California, held on the 18th day of
I October , 1971.

Commencing at a point in the center -of First Street said
point being North 89* 45' .East 927.60 feet from the .South-
west corner of the Allotment No. 1 to Leonor Yorba de
Rowland by final decree of partition of Rancho Santiago
de Santa Ana rendered Sept. 12,, 1868; thence North 00°
o3' West'522.72 feet; thence North 891 451 East parallel
to First Street 257.4 feet to the Northeast corner of
land conveyed to W. S. Thomson by Deed recorded January
129 1924 in Book 506, page 59 of Deeds, Records of Orange
County, California,said Northeast corner being also in
the Westerly line of Tract No. 6617, as shown on a map
recorded in book 262, pages 49 and 50, Miscellaneous
Maps, records of Orange County, California; thence South
along the East ,.line, o.f said land conveyed to W. S. Thomson
and said Westerly line of Tract No. 6617 and its Southerly
prolongation, 522.72 feet to the center of First Street;
thence South 890 45' West 257.4 feet along said center
of First St., to the point of beginning.
Excepting therefrom that portion of the Easterly 60.00
feet lying Southerly of the Westerly`prolongation.of the
Southerly line of the North 114.16 feet of hot -4 of said
Tract No. 6617.
