ORDINANCE NO. 513
~ AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
REZONING PROPERTY ON APPLICATION NO Z. C.
~' 71-225 OF ALPINE PROFESSIONAL DEVELOPMENT
COMPANY.
The City Council of' the City of Tustin, California, doe
hereby ordain as follows:
1. The City Council finds and determines:
a) That a proper application (No. ZC-?1-225) has
9 been filed on behalf of ALPINE PROFESSIONAL
DEVELOPMENT COMPANy for a zone change from the
10 E-4 (Residential Estate) District to the Pr (Pr
fessional) District on that property which fron
11 approximately 9?0 ft. on the south side of IrvL
Boulevard, is approximately 120 ft. in depth
12 extends'!between 'B" and Prospect Streets.
1S b) That after public hearing duly called, noticed
and held on said application, the Planning
14 Commission recommended said zone change.
15 c) That the City Council duly called, noticed and
.. held a public hearing on said application.
16 d) That a zone change should be granted for the
17 following reasons:
18 1) The proposed zoning is consistent with
similarly zoned Properties on either side
19 of I~rvine Boulevard in this area; and,
2) The applicants have indicated they desire t
develop the property with professional
buildings and uses.
~2 e) Development of subject property shall be in ac-
cordance with the policies adopted by the City
~3 Council, Uniform Building Codes as administered
by the Building Official, Fire Code as administ
~4 ed by the Fire Chief, and street improvement
requirements as administered by the City Engine
~5 f) Final development plans shall require the revie
~6 and approval of the Developmen~ Preview Commis.

2. The subject 'preperty is hereby rezoned from the
~8 (Residential Estate) District to the Pr-(Professional) District,
Z9 an4. the Zoning Map of the City of Tustin amended accordingly, sub.
30 to the following condition that the stipulated requirements of the
31 City Engineer in his report ~ated June 4, 19?l, hereby referred to
