AND ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
PREZONING PROPERTY ON APPLICATION P.Z. NO. 69-117
,. OF GEORGE L. ARGYROS
The City Council of the City of Tustin~ California, does
hereby ordain as follows:
1. The City Council finds and determtne~:
a) That a.proper application (No. P.Z. 69-117) was filed
on behalf of GEORGE L. 'ARGYROS for prezoning of the
~- property described in Exhibit '~" attached' hereto.
h.) That the Flanning Commission duly called, noticed and
held a public hearing on said application and recommended
said prezoning.
2. The subject property is hereby re-zoned effective upon
completion'of annexation to the City of Tugtin, to the PC (Planned Community -
Service Station)District, and the PC (.Planned Conmunity - Professional
Offices) District, subject to the~following.%onditlo~:
a) That all street improvements. for the entire parcel be
dedicated and improved prior to use and occupancy of
any p.ortioniof the property.
b)That a block-wall'6'S" in height be constructed along
the northerly property line.
c) That this approval is of service station and professional
offices uses, but is not approval of development plans.
~) If applicant has a freewa9 identification sign, it
shall not exceed 35' in height, and shall be located
within 145' of Fourth Street.
e) The approval of Signs under the Use Permit procedure.
f) Dedication of street right'of-way in accordanc~ with
the Master Plan of Arterial Highways, and installation
of full street improvements and stree~ trees.
g) Installation of street .lighting with all utilities
placed underground..
h) Installation of drainage facilities across Yorba Street
and Fourth Street or the development of other means
satisfactory to the CityEngineer.
i) Acceptance of the applicant's offer to install planter
median islands in Fourth Street subject to approval of
plans by the City Engineer.
j) That 15 gallon trees be planted along and adjacent to
the northerly property line and along YorSa Street.
'PASSED AND ADOPTED at a regular meeting of the City Council of
the City of Tugtin, California, held on the 19th day of May, 1969.
