HomeMy WebLinkAboutORD 329 (1966) ORDINANCE NO. 329 , AN ORDINANCE OFTHE CITY OF TUSTIN, CALIFORNIA, AMENDING THE ZONING ORDINANCE, ORDINANCE NO 157 ~ i AS AMENDED, TO PROVIDE A MOBILEHOME PARK DISTRICT. The City Council of the City of Tustin, California, does ordain as follows: 1. The City Council finds as follows: a) That proper amendment proceedings were duly initiated. b) That the Planning Commission, after Public Hearing duly called, noticed and held, recommended adoption of sai. d amendment. c) That the City Council duly called, noticed and held a Public Hearing on said amendment. d) That said amendment should be adopted. 2. The Zoning Ordinance, Ordinance No. 157, as amended, is hereby amended by the addition thereto of sections as follows: Section lloB21 Mobilehome - A vehicle, other than a motor vehicle, designed for human habitation, for .., carrying persons and property on its own/structure, for being drawn by a motor vehicle. Section 1t.322 Mobilehome Park.- Any ~rea or tract of~tand where one or more mobilehome ~o~s are rented+ or leased or held out for ten or !ease to accommoda.e mobilehomes used for human habitation, The rental paid for any such mobilehome shall be deemed to in- clude rental for the lot it occuoies. Section 11.481 Travel Trailer. A vehicle, other than a motor vehicle, which is designed or used for human habitation, and for travel or recreational purposes, which does not at any time exceed eight (8) feet in width and forty (40) feet in length and which may be moved upon a public highway without a special permit or chauffeur~s license, or both, without violating any provision of the Vehicle Code. Section 11.482 Travel Trailer Park. Any area or tract of land or a separate designated section within a mobilehome park where one or more lots are rented or leased or held out for rent or lease to owners or users of travel trailers or camp cars used for travel or recreational purposes. ,.. Section ~.63'. ProoeVSv Develooment Standards I) Minimum Building Site: a) Mobilehome Park or Travel Trailer Park five (5) acres. b) Individual Lot ~- the total area of all trailer and/or mobilehome spaces shall be equal to or greater than the product of the total num'ber of spaces multiplied by 2~800 souare feet, c) Travel Trailer Spaces~ with a minimum lot size of I~500 sq. ft.~ shall not exceed ten (!0) percent of the total spaces in a mobilehome park. 2) Maximum Density: a) Mobilehome Park -- ten (10) dwelling units per net acre (public streets excluded), b)Travel Trailer Park -- fifteen (15) dwelling units per net acre, 3) Maximum Height: Thirty (30) feet. 4) Minimum Yards and Setbacks: a) Front Yard: Trailer Park - None individual Lot - five (5) feet. (measured from curb to actual structure~ hitch excluded) b) Side Yard: Trailer Park - None individual Lot - three (3) feet 5) Maximum AllOwable Lot Coverage: 75 percent 6) Off-Stree'~ Pa~'ui,:. nes Required: A minimum of two (2) spaces per trailer or mobilehome lot, plus one guest parking space for each ten (1O) trailer or mobilehome lo~s in the oarko ?) Recreation Area Requiredz A minimum of I00 souare feet of recreational soaco shall be ':~:~:,'2_ded for' each ~railer or 109 mobilehome lot in the park. If more than 25 percent of the spaces in the park are occupied by persons having one or more children under the age of 15, an additional 50 square feet of recreational space shall be provided for each trailer or mobilehome lot so occupied. 8) Fences and Walls: Any mobilehome or travel trailer park shall be surrounded by a six (6) foot, sight-obscuring fence Or wall, of uni- form treatment, except within twenty-five (25) feet of an entrance to, or exit from, a public street where such fence or wall shall have a maximum height of three (3) feet unless greater height is specifically approved in the Conditional Use Permit. 9) Clothes Drying: An enclosed area screened from view shall be provided for the outdoor drying of clothes. No clothes drying shall be permitted on the individual lot unless done within an enclosed structure. lO) Irrigation of Landscaped Areas: AlL landscaped areas, other than on individual spaces, shall be provided with an irrigation system. ll) Architectural Approval: All recreational and service structures, landscaping and the exterior fence constructed in a mobilehome or ,.. travel trailer park shall be approved by the Architectural Committee. 3. S~ectio~ 4.6 of the Zonin~ Ordinanc<j, Ordinance ~O, 157, as amended, is hereby amended by deletion therefrom of the words, "Trai. ler Park". 4. ~Sction 4.7 of the Zoning Ordinanco, Ordinance No. 157, as amended, is hereby amended by deletion therefrom of the words, "Trailer Parks". 5. ~ction 4.9 Qf the Zonin~ Ordin~ncl!' Ordinance No. 157, as amended, is hereby amended by deletion therefrom of the words, "Trailer Courts". 6. ~ction 11.48 of the Zonin~ Orainanc__~e, Ordinance No. 157 as amended, is hereby deleted in its entirety.
