AN ORDINANCE OF THE CITY OF TUSTIN, CALIF-
ORNIA, CHANGING ZONE FROM THE R-2 TO THE
P.D. ZONE ON APPLICATION N0. Z.C. 63-115
OF CAPITOL ALLIANCE CORPORATION.
The City Council of the City of Tustin, Calif-
ornia does ordain as follows:
SE.CT.I.0N..1.: That a proper application (no.
Z.C. 63-115) was filed on behalf of CAPITOL ALLIANCE
CORPORATION for change of zone from the R-2 to the PD
zone of the property described as follows:
That portion of the Southeasterly half of the
Northeasterly half of Lot 16, Block 12, Irvine's
Subdivision, in the County of Orange, State of
California, as shown on a map thereof recorded
in Book 1, page 88, Miscellaneous Maps, in the
office of the County Recorder of said County,
lying Northeasterly of the followLng describ-
ed line:
Beginning at a point on the Southeasterly line
of said Southeasterly half of the Northeaster-

ly half of Lot 16, distant thereon S. 39 35
21" W. 365.00 feet from the Easterly corner of
said Southeasterly half of the Northeasterly
5 I 07 W. 510.54 feet to the
half; thence N. 0°0 ' "
beginning of a tangent curve, concave South-
westerly and having a radius of 1240.00 feet;
thence Northwesterly 150.62 feet along said
curve through a central angle of 6o57'34" to
a point on the Northwesterly line of said
Southeasterly half of the Northeasterly half
distant along said Northwesterly line S. 39o
56' 17" W'. 374.30 feet from the Northerly cor-
ner of said Southeasterly half of the North-
easterly half.
The area of the above described parcel is 241,
664.25 sq. ft. (5.548 aC-~es).

Sectio_.~. The Planning Commission duly called,
noticed and held a public hearing on said application and
recommended zone cha!nge from the R-2 to the
Section 3.: The City Council finds and deter-
mines that it is in the public interest and in keeping
with the general city plan to change said property from
the R-2 to the PD zone.
Section 4,_.~ The aforedescribed property is here-
by changed from the R-2 to the PD zone, and the zoning map
of the City is hereby so amended.
SSOtion 5: The City Council finds and deter-
mines that it is in the public interest and necessity
that this Ordinance be adopted as an urgency measure and
shall go into force and effect immediately.
PASSED AND ADQPTED at a regular meeting of the
