HomeMy WebLinkAboutA ST S 150 04/01/1996EXHIBIT B CERTIFICATE OF APPROPRIATENESS 150 SOUTH "A" STREET DESIGN REVIEW 96-013 (HERRERA) In accordance with Ordinance No. 1001, which was adopted June 20, 1988 by the Tustin City Council, the Community'Development Director has the authority to approve, approve with conditions or deny a Certificate of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The following findings are required before a Certificate of Appropriateness is issued: 1. The proposed work conforms to the Municipal Code and design .standards which may be established from time to time by the Cultural Resources Committee; 2. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District; and 3. The proposed work is harmonious with existing surroundings. The extent of _harmony shall be evaluated in terms of appropriate ness.of materials, scale; size,_ height, placement and'use of a new building or structure in relationship to existing buildings and structures and the surrounding setting. In addition, one or more of the following findings are required before a structure within the Cultural Resources District built prior to 1940 may be demolished: _l. The structure is a hazard' to public health or safety and repair or stabilization are not possible; or 2. The site is required for a public use which will be of more benefit to the public than the Cultural Resource, and there is no feasible alternative location for the public use; or 3. Reconstruction or restoration is not economically feasible or practical. t Exhibit B - Certificate of Appropriateness 150 South "A" Street April 1, 1996 Page 2 It has been determined that the project is in conformance with the above requirements in that the proposed residence reconstruction will replace the existing structure in kind, architectural character and design. The Community Development Director has reviewed the proposed plan and approves a Certificate of Appropriateness for the residence, subject to the conditions contained in Design Review 96-013, incorporated_ herein by reference.
