HomeMy WebLinkAboutPACIFIC ST 165 12/19/1997EXHIBIT B CERTIFICATE OF APPROPRIATENESS 165 PACIFIC STREET DESIGN REVIEW 97-034 (TERRY TULL) DECEMBER 19, 1997 In accordance with Ordinance No. 1001, which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny a Certificate of Appropriateness for improvements requiring a City building .permit for property located within a Cultural Resource District. The following findings are required before a Certificate of Appropriateness is issued: 1. The proposed work conforms to the Municipal Code and design standards which may be established from time to time by the Cultural Resources Committee; 2. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District; and 3. The proposed work is harmonious with existing surroundings. The extent of harmony shall be evaluated in terms of appropriateness of materials, scale, size, height, placement and use of a new building or structure in relationship to existing buildings and structures an the surrounding setting. The proposed project consists of a remodel of an existing bathroom with a 53 square foot addition to the rear of 'the existing house located at 165 Pacific Street, a "D" rated California bungalow built in 1923. Submitted plans include modifications of the existing roof, increasing the height of the building by five (5) feet and a new perimeter foundation and footing for the house which can result in repair and restoration of the existing porch. The proposed addition will match the existing house in materials and colors. It has been determined that the project is in conformance with the above requirements. The Community Development Director has reviewed the proposed plan and approves a Certificate of Appropriateness for the residence, a "D" rated structure at 165 Pacific Street, subject to the conditions contained in Design Review 97-034, incorporated herein by reference.
