HomeMy WebLinkAbout6TH ST W 465, PACIFIC ST S 565 04/13/1999�6'Community Development Department City of Tustin April 13, 1999 CERTIFICATE OF APPROPRIATENESS 465 West 6th Street/565 South Pacific Street DEMOLITION OF A "D" RATED CALIFORNIA BUNGALOW 300 Centennial Way Tustin, CA 92780 (714) 573-3100 In accordance with Ordinance No. 1001 which was adopted June 20, 1988 by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The proposed project includes the past demolition of a detached garage and portions of the north elevation of the associated "D" rated California Bungalow structure per the Tustin Historical Resources Survey. No future demolition will be authorized under this permit. Any future demolition shall occur in conjunction with the Design Review and Permit Approval for the rehabilitation of the structure. The Community Development Department finds and determines as follows: A. In accordance with Tustin City Code Section 9252(I)(1)(a), the structure and site are hazardous to public health and repairs or stabilization are not feasible due to an incomplete roof structure, improperly secured wall sections and termite infestation. B. In accordance with Tustin City Code Section 9252(I)(1)(c)(1), the above-mentioned deficiencies appear substantial enough such that preservation and restoration of the structure are not feasible, taking into consideration the economic feasibility of alternatives to the proposal. C. In accordance with Tustin City Code Sectiori 9252(I)(1)(c)(2), the applicant is in the process of obtaining Design Review approval for a replacement structure that would incorporate design elements of a California Bungalow style residence. The proposed work is hereby approved, subject to the following conditions: Demolition is approved for INTERIOR, GARAGE AND PORTIONS OF THE NORTH ELEVATION walls only. In accordance with Tustin City Code Section 9252(1)(3), no further exterior demolition may occur prior to issuance of building permits for the replacement structure. 2. A six (6) foot high chain link fence shall be installed around the entire project site to prevent unauthorized access. r✓ -,_ ac /C Elizabeth A.
