HomeMy WebLinkAboutEL CAMINO REAL 440 05/20/1999Z Community Development Department City of Tustin May 20, 1999 CERTIFICATE OF APPROPRIATENESS 440 EI Camino Real REROOF OF A "B" RATED RESIDENTIAL STRUCTURE 300 Centennial Way Tustin, CA 92780 (714) 573-3100 In accordance with Ordinance No. 1001 which was adopted June 20, 1988 by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The proposed project involves the removal of the existing shingles and replacement with "fernwood" (dark green blend) laminated asphalt shingles. The structure is a "B" rated Craftsman residence per the Tustin Historical Resources Survey. The Community Development Department finds and determines as follows:, A. The proposed work conforms to .the Municipal Code and any applicable design standards in that in accordance with TCC Section 8103(m) the proposed roof is a minimum Class B roof covering assembly. A class A rated roof is proposed. The proposed dark green color roof material is similar to the existing roof material and should emulate a weathered wood shake appearance. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the proposed roof will improve the appearance of the structure and will be appropriate for the Craftsman style of the residence and improve the character of the District. C. The proposed work is harmonious with existing surroundings in that the new roof is consistent with the style of the existing roof, and appropriate for the Craftsman style. The proposed work is hereby approved, subject to the following conditions: Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 2. Any replacement or repair of any existing features surrounding the roof shall match the existing materials, finish and colors of the existing structure. lizabeth A. The front -facing gabled roof is accented with triangular braces at the, corners and peak, criss-cross latticework venting, and rows of knobs below the venting and across the bottom of the gable face. Elephantine posts, trimmed in molding and resting on solid clapboard -clad piers, support the full porch. The railing is clad in clapboard, with the entrance in the center. The original wood steps, flanked by clapboard -clad piers, are still in use. The double -hung windows on each side of the front door are trimmed with slant -cut lintels. Double -hung windows are used throughout the house, except for a high horizontal window on the north side. A chimney also graces the north side. Modern wood panels, added to the front porch, could be removed. crnvrt~trAN:rr- Mrs. Emma Wheeler and Rev, and Mrs. J. L. Field were the first owners of this home. Mrs. Wheeler was retired and Rev Fields is listed as a general evangelist. The house was owned by Benjamin Beswick in the early 1920's, but it does not appear that he lived here. He was Superintendent -of the Tustin School District at that time and lived at Main and B Streets. In 1925 Evelyn and Adam Lawrence owned the home and resided there. When Mrs. Lawrence died the house went to Edna Swanson, a resident of Newport Beach. In 1939 James and Edna Watters, a retired couple, bought the house and lived there for several years. The house contributes to the Tustin Cultural Resources District and is an interesting example of an early Craftsman Bungalow.
